Position Overview We are seeking an experienced Maintenance Supervisor to oversee maintenance operations for a multifamily apartment community. This position is responsible for maintaining the physical condition, safety, appearance, and functionality of the property while providing excellent resident service. The ideal candidate will have strong multifamily property maintenance experience, hands-on technical knowledge of HVAC, plumbing, electrical, appliances, apartment turns, preventive maintenance, and pool systems, as well as experience supervising or leading a maintenance team. Key Responsibilities
Supervise and coordinate the daily activities of the maintenance team, maintenance technicians, porters, and/or grounds staff
Complete and oversee apartment maintenance service requests and work orders
Troubleshoot, diagnose, repair, and maintain HVAC systems and equipment
Perform and oversee plumbing repairs, including faucets, toilets, drains, water heaters, leaks, and related systems
Troubleshoot and complete basic electrical repairs, including outlets, switches, fixtures, breakers, and other residential electrical components
Diagnose and repair major household appliances, including refrigerators, dishwashers, ranges, garbage disposals, washers, and dryers
Coordinate and complete apartment turns, make-readies, unit turnovers, and vacant unit preparation
Conduct preventive maintenance inspections and identify needed repairs before they become larger issues
Maintain and service pool and spa equipment in accordance with applicable safety standards
Inspect buildings, grounds, common areas, vacant units, and mechanical systems
Maintain strong curb appeal throughout the apartment community
Ensure common areas, grounds, buildings, clubhouse, office, hallways, and amenities remain clean, safe, and properly maintained
Identify capital, structural, mechanical, or maintenance concerns requiring additional attention
Coordinate maintenance priorities and communicate property needs with the Property Manager / Community Manager
Manage maintenance inventory, supplies, tools, and equipment as needed
Assist with vendor coordination and outside contractor work when necessary
Respond to resident maintenance concerns professionally and provide excellent resident customer service
Ensure maintenance work is completed accurately, safely, efficiently, and within established timelines
Follow company policies, OSHA standards, safety procedures, and property maintenance protocols
Participate in the property's on-call rotation and respond to after-hours maintenance emergencies as required
Required Qualifications
3-5+ years of multifamily, apartment, residential property maintenance, or property management maintenance experience
Previous experience as a Maintenance Supervisor, Lead Maintenance Technician, Maintenance Manager, Service Manager, Service Supervisor, Lead Technician, or Senior Maintenance Technician preferred
Strong hands-on HVAC troubleshooting and repair experience
Working knowledge of plumbing, electrical, appliance repair, carpentry, and general building maintenance
Experience completing apartment turns / make-readies / unit turnovers
Experience with preventive maintenance and work-order management
Previous experience leading, directing, or supervising maintenance personnel
Working knowledge of pool service and pool maintenance
EPA Certification required
CPO Certification required
Valid driver's license
Ability to participate in an on-call emergency rotation
Ability to work weekends when required
Strong customer service, communication, organization, and problem-solving skills
High school diploma or GED preferred
Ability to perform the physical requirements associated with apartment maintenance, including lifting up to 75 lbs.
