Altus Management Group is seeking an experienced, certified, and self-motivated Maintenance Lead to support a Mulit-Family property in Odessa, Texas on a fixed weekly schedule. A Maintenance Lead is one of the most important positions in a portfolio. You are the consistent set of skilled hands that shows up at your community every single week — the person each property counts on to handle what their team needs. You bring the same standard to Odessa on Monday that you bring to Odessa on Friday, and your Community Director knows they can count on you. If you are technically skilled, self-motivated, and take pride in doing quality work regardless of which address is on the work order — this role was built for your skill set.

Starting rate: $28.00 per hour Full-time position — 40 hours per week Fixed weekly schedule

Do not apply without holding both of the following: EPA 608 Certification — active and required CPO — Certified Pool Operator — active and required In addition to these certifications, candidates must possess strong hands-on experience in HVAC, plumbing, and electrical at a skilled level.

ROLES & RESPONSIBILITIES

Electrical Diagnose and repair electrical fixtures, circuits, switches, and panels hands-on at every site Service and repair appliances including HVAC units, ranges, refrigerators, and water heaters Ensure all electrical work meets applicable safety codes and Altus community standards Identify and address electrical issues proactively at each property on your scheduled day Plumbing Repair and replace faucets, toilets, valves, supply lines, and drainage components Diagnose and resolve leaks, clogs, and drainage issues quickly and correctly the first time Handle complex plumbing repairs that require skilled, senior-level judgment Coordinate vendor escalation only when the scope of work genuinely requires it HVAC Perform HVAC diagnostics, repairs, filter changes, and seasonal preventive maintenance Service and maintain all HVAC equipment across all three communities on your schedule Handle refrigerant safely and in full compliance with your EPA 608 certification requirements Ensure all heating and cooling systems are operating efficiently and reliably at every site Pool Operations — CPO Maintain pool chemical balance, water quality, and overall pool cleanliness at applicable sites Perform routine pool equipment inspections and servicing on your scheduled day at each property Ensure all pool facilities meet health, safety, and regulatory requirements at all times Maintain accurate pool logs and chemical treatment records at each community consistently Unit Turns & Inspections Support unit turns at assigned communities to meet the 3 to 6 day make-ready timeline Assist with move-in, move-out, and annual unit inspections as scheduled at each site Ensure every unit you touch is rent-ready, fully functional, and move-in ready Maintain make-ready quality standards that consistently reflect the Altus standard of excellence Curb Appeal & Site Standards Walk each property on arrival and address any visible issues proactively before beginning work orders Support common area cleanliness and exterior appearance standards at every site Communicate property observations clearly and promptly to each Community Director Represent Altus standards with consistency and professionalism regardless of which site you are on

WHAT YOU BRING EPA 608

certification — active and required CPO Certified Pool Operator certification — active and required Proven multifamily property management maintenance experience — required Valid driver's license, current auto insurance, and reliable personal transportation — required Strong hands-on HVAC knowledge and repair experience across multiple system types Solid electrical knowledge including appliances, circuits, fixtures, and panels Extensive plumbing experience ranging from minor repairs to complex replacements Self-motivated and adaptable — you hit the ground running at every site without needing direction Highly organized with the ability to manage priorities across multiple properties in a single week Strong communicator with Community Directors and onsite teams at each location Proactive mindset — you walk a property and address what you see without being asked Ability to lift 75 pounds and safely work from ladders and in confined spaces
