RYSE Management is seeking an experienced Maintenance Supervisor to lead the day-to-day maintenance operations of one of our residential communities. This role is responsible for ensuring that all property systems, amenities, and apartment homes are maintained to the highest standards while delivering exceptional service to residents. As a Maintenance Supervisor, you will lead the maintenance team, coordinate repairs and preventative maintenance, and partner with property leadership to ensure operational excellence across the community. What You'll Do Maintenance Operations & Repairs Lead and supervise the maintenance team in completing service requests, work orders, and unit turns. Perform and assist with repairs including HVAC, plumbing, electrical, appliances, carpentry, and general maintenance. Complete tasks such as drywall repair, painting, door and lock repairs, and fixture replacements. Ensure preventive maintenance programs are followed for property systems including lighting, pools, elevators, and other equipment. Participate in the on-call rotation and assist with after-hours emergency maintenance needs. Property Inspections & Quality Control Conduct daily property inspections to identify maintenance needs, safety concerns, and opportunities to enhance curb appeal. Perform pre-move-in and post-move-out inspections to ensure units meet company standards. Respond quickly to property emergencies including weather events, flooding, or safety hazards. Leadership & Team Development Provide leadership, mentorship, and training to maintenance staff. Delegate work orders effectively while ensuring quality and efficiency. Foster a culture of teamwork, accountability, and service excellence. Compliance & Risk Management Ensure compliance with company policies and all local, state, and federal safety regulations. Maintain accurate maintenance records and verify timely completion of work orders. Support company risk management and safety programs. Budget & Vendor Coordination Assist in managing maintenance budgets and controlling operating expenses. Coordinate with vendors, review service proposals, and monitor contract performance. Manage maintenance supply inventory and purchasing. Resident Service Respond to resident maintenance requests professionally and promptly. Build positive relationships with residents through quality service and communication. Support resident retention by maintaining a well-kept and welcoming community. These responsibilities reflect the core functions of the Maintenance Supervisor role and support the property's maintenance operations. What You Bring High school diploma or GED required. Minimum 3 years of property maintenance experience, including 1 year in a supervisory role preferred. Strong knowledge of HVAC, plumbing, electrical, and general maintenance systems. Ability to troubleshoot maintenance issues and manage multiple priorities. Excellent leadership, communication, and customer service skills. Experience with property management systems preferred. Valid driver's license, clean driving record, and current auto insurance required. EPA and CPO certifications preferred. Ready to RYSE?
