Job Title:
Maintenance Supervisor Supervisor:

MAINT. SUPERVISOR POSITION OVERVIEW
The Maintenance Supervisor is a key member of our maintenance team and plays a crucial role in overseeing maintenance operations, conducting repairs, and ensuring properties are well-maintained. This position requires strong technical skills, leadership abilities, and a commitment to maintaining properties to the highest standards.
DUTIES AND RESPONSIBILITIES
Team Leadership:
Supervise and lead a team of maintenance technicians, providing guidance, training, and support. Delegate maintenance tasks, prioritize work orders, and ensure the efficient use of resources.
Maintenance and Repairs:
Conduct routine maintenance and repairs, including plumbing, electrical, HVAC, and general maintenance tasks. Troubleshoot and diagnose maintenance issues, ensuring timely resolution.
Inventory and Supplies:
Maintain an organized inventory of maintenance supplies, tools, and equipment. Monitor and order supplies as needed to support maintenance operations.
Vendor and Contractor Management:
Coordinate and supervise work performed by third-party vendors and contractors, ensuring quality and compliance with agreements. Manage vendor relationships and procurement of services and supplies.
Emergency Response:
Be available to respond to maintenance emergencies on a rotating on-call basis, ensuring the safety and comfort of residents. Coordinate emergency maintenance and repairs as needed
Safety and Compliance:
Ensure compliance with safety regulations, local codes, and company policies. Conduct regular safety inspections and address any safety concerns promptly.
Documentation and Reporting:
Maintain accurate records of maintenance activities, work orders, inventory, and safety inspections. Prepare and submit regular reports on maintenance operations as required.
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions.
EDUCATION AND/OR EXPERIENCE
Previous experience in maintenance, property management, or a related field preferred. Basic knowledge of plumbing, electrical, and general maintenance tasks. HVAC and EPO Preferred
SKILLS AND ABILITIES
Strong problem-solving skills and attention to detail. Ability to work independently and efficiently. Excellent organizational and time management skills.
PHYSICAL DEMANDS
While performing the duties of this job, the employee is occasionally required to stand, walk, sit, use hands to finger, handle, or feel; reach with hands and arms; stoop, kneel, crouch, or crawl and talk or hear. The employee must occasionally lift and/or move up to 50 pounds. Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions.
WORK ENVIRONMENT
This position requires working both indoors and outdoors in various weather conditions. The noise level in the work environment is usually moderate.
