Job Description
Job Overview We are seeking an experienced Maintenance Supervisor to oversee a senior affordable-housing multifamily residential community. The ideal candidate will possess strong technical expertise in maintenance, and a comprehensive understanding of building systems. This is a one maintenance person role involving ensuring the proper functioning of HVAC, electrical, and mechanical systems, and maintaining high standards of safety and efficiency across multiple properties. The Maintenance Supervisor will play a critical role in facilities management, project coordination, and ensuring compliance with safety regulations. Fluency in English and customer service abilities are essential for success in this position. Responsibilities Complete maintenance activities, ensuring timely and effective repairs and preventive maintenance Oversee the operation and troubleshooting of HVAC systems, electrical wiring (including high voltage and low voltage), plumbing, and mechanical equipment Manage maintenance schedules using CMMS (Computerized Maintenance Management System) to track work orders and asset management Read and interpret schematics, wiring diagrams, and technical manuals for various systems Lead maintenance projects, including upgrades, repairs, and installations, ensuring adherence to safety standards and project timelines Foster a team-oriented environment with a focus on safety and quality workmanship Conduct regular inspections to identify potential issues before they become major problems Ensure compliance with all safety protocols related to industrial maintenance, high voltage, low voltage, and electrical work Maintain accurate documentation of maintenance activities, inventory levels, and safety inspections Collaborate with property management teams to coordinate repairs that minimize disruption to residents Experience Proven supervisory experience in facilities management or industrial maintenance within multifamily or manufacturing environments Strong knowledge of HVAC systems, electrical systems (including high voltage and low voltage), mechanical systems, schematics, and troubleshooting techniques Experience with programmable logic controllers (PLCs), Ohmmeters, and other diagnostic tools for electrical testing Familiarity with CMMS software for work order management and asset tracking Demonstrated leadership skills with the ability to manage teams effectively while maintaining high safety standards Background in project management related to facilities upgrades or repairs is preferred Excellent communication skills in English for coordination with team members and property stakeholders Mechanical knowledge combined with experience in industrial maintenance practices is highly desirable Technology Skills Experience with Yardi Maintenance IQ is a plus (or equivalent program) Experience with ADP time management is a plus This role offers an opportunity to lead a dedicated team within a dynamic environment dedicated to maintaining high-quality residential facilities.
