Job Description

A large, established apartment community in Tyler, Texas is conducting a confidential search for an experienced Maintenance Director to lead all service, facilities, and grounds operations. The community is one of the larger multifamily assets in the Tyler market, with a full complement of resident amenities including a swimming pool, fitness center, and clubhouse. Ownership is committed to preserving asset value, delivering a consistently high standard of service to residents, and supporting a stable, accountable maintenance team. The Maintenance Director is the senior technical leader on site and a member of the community's leadership team. The role owns preventive maintenance, service request performance, apartment turns, vendor and capital project oversight, safety, and regulatory compliance. The right candidate pairs deep hands-on trade knowledge with the discipline to lead a team by clear standards and measurable results.
Essential Functions Include:
Lead, schedule, train, and evaluate the maintenance and grounds team; set clear standards for quality, timeliness, and resident courtesy and hold the team accountable to them. Partner with the Community Manager and Human Resources on hiring, onboarding, coaching, and corrective action. Manage the on-call rotation and ensure reliable coverage for after-hours emergencies. Manage the work order system to meet service standards: emergencies addressed immediately and routine requests completed within 24 to 48 hours. Perform and direct skilled repairs across HVAC, plumbing, electrical, appliances, carpentry, drywall, paint, and flooring. Run the make-ready process so vacated apartments are market ready within the community's turn standard, coordinating in-house work and vendors. Build and execute a written preventive maintenance calendar covering HVAC, water heaters, roofs, building exteriors, pool and spa, fire and life safety systems, irrigation, lighting, and common areas. Walk the property routinely; identify deferred maintenance, safety hazards, and curb appeal issues and resolve them. Maintain accurate records, including equipment inventories, warranties, inspection logs, refrigerant records, and safety data sheets. Manage the repairs and maintenance budget, parts inventory, and purchasing; obtain competitive bids and approve invoices within authority. Oversee contractors and capital projects such as roofing, HVAC replacement, paving, and exterior paint; verify scope, insurance, quality, and completion. Ensure compliance with Fair Housing, OSHA, EPA refrigerant regulations, Texas pool and spa standards, and local codes; keep the property ready for city, insurer, and lender inspections. Lead safety training and enforce personal protective equipment, lockout/tagout, and ladder safety requirements; document incidents promptly. Lead storm preparedness and response, including freeze protection and emergency water shutoff; serve as the property's first responder for fire, flood, and utility failures. Physical Requirements and Work Environment Regularly lift and carry up to 50 pounds and occasionally up to 100 pounds with assistance. Climb ladders and stairs; work on roofs and in attics, crawl spaces, and mechanical rooms. Stand, walk, bend, kneel, and reach for extended periods; operate hand and power tools and diagnostic equipment. Work indoors and outdoors in all East Texas weather conditions, including extreme heat.
