We're looking for someone who knows apartment maintenance, takes pride in their work, and understands what it means to take ownership of a property. This is a hands-on position responsible for overseeing one Maintenance Technician/Cleaner while making sure all work orders, apartment turns, preventative maintenance, and property projects are completed correctly and on time. This position requires previous apartment industry maintenance experience and hands-on HVAC experience. Most importantly, we're looking for a self-starter and problem solver who sees what needs to be done, takes ownership of it, and follows it through to completion. What You'll Do Oversee all maintenance operations for the property Manage and prioritize resident work orders from start to completion Oversee and participate in apartment turns to ensure homes are completed on time and meet property standards Plan, coordinate, and complete property maintenance projects Direct and oversee the work of one Maintenance Technician/Cleaner Diagnose, troubleshoot, and repair HVAC systems Troubleshoot and complete plumbing, electrical, appliance, and general property repairs Complete drywall repair, texturing, painting, and other turn-related work as needed Manage preventative maintenance and ensure required maintenance is completed on schedule Identify maintenance concerns and address them before they become larger problems Coordinate and oversee vendors and contractors when outside services are needed Maintain maintenance supplies, tools, equipment, and inventory Ensure buildings, grounds, amenities, and common areas are properly maintained Participate in the on-call rotation Provide professional and responsive service to residents Take ownership of maintenance issues and ensure nothing falls through the cracks Required Experience & Qualifications Previous multifamily/apartment maintenance experience is required Hands-on HVAC experience is required Previous Maintenance Supervisor or apartment maintenance leadership experience preferred Strong plumbing, electrical, appliance repair, drywall, painting, and general maintenance skills Strong diagnostic and troubleshooting abilities Experience managing work orders and apartment turns Ability to prioritize work orders, turns, projects, and preventative maintenance Ability to supervise and provide direction to another maintenance team member Strong organization and follow-through Professional communication and customer service skills Reliable, self-motivated, and able to work independently Strong sense of ownership and pride in the condition of the property Compensation & Benefits Competitive compensation based on experience Full-time position Medical insurance 401(k) with 3% company match Flexible Spending Account up to $2,500 9 paid personal days 8 paid holidays 20% employee housing discount Additional funds available toward tools and work clothing Long-term growth and advancement opportunities We're looking for someone who already understands the apartment industry and is ready to take ownership of the maintenance side of a property .
