The Role:
Full Time Maintenance Supervisor What you'll do: You'll be responsible for the cleanliness and basic maintenance of all properties to include overseeing and performing custodial work, apartment turnovers, the grounds, basic maintenance such as carpentry, basic plumbing, electrical repair and preventive maintenance. The Maintenance Supervisor is also responsible for supervising other VSH maintenance personnel. Train, develop, and supervise maintenance staff to include assignment and review of work and general direction as to methods, procedures and work objectives. Complete work orders and walk-through inspection of common areas to ensure they are clean and orderly. Ensure that a preventive maintenance schedule is developed for each property, inspect all owned buildings and units monthly, noting deficiencies and making repairs. Submit recommendations for major improvements and expenditures, ensure that all buildings and building systems are operating properly Review supply and equipment inventory and place orders as necessary, recommend supplies to purchase, assist in processing invoices and purchase orders within budget guidelines. Turn over units and apartments to include maintenance, cleaning and paintings. On a monthly basis, inspect gutters and downspouts on all buildings and clean filters in HVAC, maintain company truck. Respond to building emergencies at all properties. Have general knowledge of all contractors and suppliers, their service schedules and availability of supplies. Coordinate contractor services, including the inspection of work to ensure proper performance. Make recommendations and develop specifications as to scope of work. Ensure compliance with standard safety programs and procedures. Responsible for 24 hour emergency maintenance including after hours on call scheduling and participation What you'll bring to
SupportWorks:
High school diploma or educational equivalent required HVAC (CFC) Certification required, OSHA Certification preferred Minimum three years' experience in building and grounds maintenance. Valid VA Driver's License, must own or consistently have a vehicle available for use. Must have or own tools required to complete assigned duties 2+ years supervisory experience over a maintenance team preferred
