Up to 20% Position Overview J&H Capital is conducting a confidential search on behalf of a multifamily real estate client for an experienced Maintenance Supervisor to lead maintenance operations for a 290-unit, owner-managed multifamily community in Downtown Richmond, Virginia . This is an excellent opportunity for a hands-on maintenance leader who takes pride in property operations, resident service, team development, and accountability. The Maintenance Supervisor will lead a team of two Maintenance Technicians while remaining actively involved in day-to-day maintenance operations. The ideal candidate will be an excellent leader and mentor with a proven ability to develop maintenance personnel, establish accountability, improve performance, and build a strong maintenance culture. Key Responsibilities Lead daily maintenance operations for an approximately 290-unit multifamily community Supervise, coach, train, and develop a team of two Maintenance Technicians Establish daily priorities and ensure service requests are completed efficiently and professionally Maintain strong standards for apartment turns, preventive maintenance, curb appeal, and overall property condition Perform and oversee troubleshooting and repairs involving HVAC, plumbing, electrical, appliances, carpentry, and general building systems Conduct routine property and unit inspections and proactively identify maintenance needs Manage preventive maintenance programs and maintain appropriate documentation Coordinate contractors and vendors when outside services are required Monitor inventory, tools, supplies, and maintenance-related expenses Partner closely with property management to prioritize operational needs and resident concerns Participate in the property's rotating emergency/on-call schedule Ensure compliance with applicable safety requirements, company policies, and property standards Develop technicians through hands-on training, coaching, delegation, and performance management Help create a maintenance operation built around accountability, teamwork, urgency, and pride in the property Qualifications Previous multifamily maintenance experience required Prior experience as a Maintenance Supervisor, Service Manager, Lead Maintenance Technician, or similar leadership role strongly preferred Demonstrated experience leading, mentoring, and developing maintenance technicians Strong working knowledge of HVAC, plumbing, electrical, appliances, carpentry, and general building maintenance Ability to effectively prioritize service requests, turns, preventive maintenance, and property projects Strong troubleshooting and problem-solving skills Excellent leadership, communication, and organizational abilities Ability to work effectively with property management, residents, vendors, and ownership

HVAC/EPA
