Job Description
Overview:
The Maintenance Supervisor is to direct the maintenance team and to uphold a high level of standards. To maintain all physical aspects of the buildings as well as the property as a whole. To oversee preventative, routine, scheduled and seasonal maintenance. To ensure that residents are provided with a clean, safe, and well-maintained apartment and community. Duties and Responsibilities include, but are not limited to:- Conduct all business in accordance with Pembroke Realty Group's policies and procedures, Fair Housing, Americans with Disabilities Act, OSHA, and all other Federal and State laws.
- To interview, train, and supervise maintenance support staff as needed. To ensure that maintenance staff is aware of the company policies and their responsibilities for their respective positions.
- To address unsatisfactory work or insubordination as necessary by enforcing the handbook and using the written counseling statement procedure provided by the management.
- To promote the use of all safety procedures at all times and maintain safety equipment.
- To make sure that vacant apartments are made ready as quickly as possible and in accordance with the leasing schedule provided by the leasing staff.
- To ensure the quick and efficient completion of all work orders. Provide quality work in a timely manner. Track all work that is in progress or completed through the assigned management software.
- To conduct move-out walk throughs with residents and document any damages.
- To inspect property daily for cleanliness, as well as for any damages and/or repairs.
- To request the purchase of maintenance supplies as needed by using the Purchase Approval Form (PAF). To have a general knowledge of suppliers and pricing and availability of specific supplies.
- To hire contractors as needed.
- To communicate openly and professionally with the Property Manager and the office staff. To promptly inform the Property Manager of any problem areas or maintenance issues as they arise. To report to the Property Manager on an as-needed basis.
- To make sure that all emergency maintenance issues are resolved quickly and efficiently, and, when necessary, to be available for any emergency that may occur.
- To assist the Executive Management Team in the development of annual budgets by submitting recommendations for major improvements and expenditures.
- To directly supervise all support staff, including assigning tasks, reviewing the work when completed and providing direction as necessary.
- To have reliable transportation available at all times.
- To review timesheets for accuracy and address any discrepancies.
- Responsible for managing the maintenance department in resident retention efforts.
- To be familiar with company policies regarding office conduct, dress code, etc.
- High School Diploma or equivalent
- Ability to work independently
- Strong communication and supervisory skills
- At least two (2) years previous maintenance experience, and supervisory experience
- Organizational skills and the ability to solve problems
- Uniforms are provided (pants, shorts, shirts, jackets) and must be kept neat and clean
- Possess positive outlook and personal integrity
- Loyalty to employer
- Ability to walk entire property, climb stairs, bend, kneel, squat, stretch and lift up-to fifty (50) pounds.
- A criminal background check and pre-employment drug screening will be conducted as conditions of employment. Driving/Traveling Requirements
- Employee will be required to have reliable transportation to use at work to transport materials needed to complete assigned tasks and occasionally report to assist at other properties.
- Must have valid driver's license and automobile insurance with reliable transportation available at all times.
- Mileage will be reimbursed as required per the Mileage Policy Education
- Employees will be required to take various industry related classes, courses, and seminars from time to time in accordance with our Continuing Education Policy.
