Job Description
ASSISTANT REGIONAL MAINENANCE DIRECTOR

PRIMARY DUTIES
(including but not limited to): Assist in overseeing maintenance operations across a portfolio of multifamily communities. Support Regional Maintenance Directors in implementing company maintenance standards, policies, and procedures. Conduct routine property inspections to evaluate physical asset condition, curb appeal, housekeeping standards, and maintenance performance. Partner with onsite teams to identify operational challenges and implement effective solutions. Promote a culture of safety, accountability, customer service and continuous improvement. Support the execution and monitoring of preventive maintenance programs. Assist with the development and implementation of asset preservation strategies designed to maximize the lifespan of building systems, equipment, and infrastructure. Monitor maintenance-related key performance indicators to identify trends and improvement opportunities. Help ensure timely completion of work orders, preventive maintenance schedules, and corrective maintenance activities. Assist in evaluating capital improvement needs across the portfolio. Support the planning, execution, and monitoring of renovation projects, property upgrades, and major repairs. Coordinate with vendors, contractors, and consultants to ensure projects are completed according to scope, budget, and schedule. Participate in due diligence activities for acquisitions, dispositions, and redevelopment opportunities as assigned. Help ensure compliance with all federal, state, and local regulations, including OSHA standards and company safety requirements. Assist with safety inspections, audits, risk assessments and corrective action plans. Support emergency preparedness initiatives and disaster recovery efforts. Maintain knowledge of industry regulations, environmental requirements, and best practices affecting multifamily maintenance operations. Assist with recruiting, onboarding, coaching and developing maintenance personnel. Provide technical guidance and operational support to Service Managers and maintenance teams. Support maintenance training programs focused on safety, technical skills, customer service, and company procedures. Encourage professional growth and certification achievement among maintenance associates. Support maintenance budget development and expense management efforts. Monitor maintenance expenditures and identify opportunities for cost savings and operational efficiencies. Assist in evaluating service contracts, vendor relationships, and procurement opportunities. Ensure responsible stewardship of company assets, tools, equipment, and resources. Collaboration & Communication Communicate regularly with the Director of Asset Management regarding maintenance operations, property conditions, capital projects, and performance initiatives. Prepare reports, recommendations, and property assessments as requested. Collaborate with cross-functional teams to support organizational goals and operational priorities. Maintain effective communication with Regional Directors, Community Managers, Service Managers, vendors, and contractors. Communicate regularly with the Director of Asset Management. Other duties assigned by the Director of Asset Management.KNOWLEDGE AND SKILLS
7+ years of multifamily maintenance experience, including multi‑site or regional leadership. Strong technical knowledge of building systems, preventative maintenance and capital planning. Proven ability to lead, mentor and develop maintenance teams. Strong organizational, analytical and problem‑solving skills. Excellent communication and leadership abilities. EPA certification and HVAC expertise preferred.MISSION AND VALUES

PHYSICAL REQUIREMENTS
Prolonged periods walking, standing, sitting, driving, bending, stretching, pushing, pulling, climbing ladders, kneeling, etc. Must be physically able to operate power equipment/machinery/drive a cart. Must be able to lift up to 50 pounds at a time. Must be able to work in a variety of weather conditions.LOCATION
Onsite required. This is a dynamic position; certain essential job duties can be performed remotely. Travel Requirements This position requires travel to other area locations- in some instances, overnight.
