Job Overview SkyRun Vermont is looking for a dependable, experienced, and hands-on Property Maintenance Manager to take the lead on maintenance and property care across our growing portfolio of vacation rental homes. This is not a desk-based facilities management position. We are looking for someone who enjoys working in the field, solving problems, completing repairs, and taking ownership of the overall condition of our properties. The primary focus of this position will be responding to maintenance needs, performing preventative maintenance, coordinating outside contractors, and proactively identifying repairs and improvement projects for our homeowners. When maintenance needs are lighter, this position will also assist our local team with property inspections, quality-control checks, property setups, supply deliveries, and other field-related needs. Our goal is to find someone who becomes our go-to person for the physical condition and maintenance of our homes. Responsibilities Maintenance & Repairs Serve as the primary point person for maintenance needs throughout our vacation rental portfolio Diagnose and complete general residential repairs and handyman projects Troubleshoot common plumbing, heating, electrical, appliance, lock, door, furniture, and property issues Perform basic carpentry and other general property repairs Respond to maintenance issues that arise during guest stays Complete routine and preventative maintenance Determine when repairs can be handled internally and when a licensed or specialized contractor is needed Coordinate and oversee plumbers, electricians, HVAC contractors, and other local vendors Maintain accurate records, photos, and notes for maintenance work Ensure properties remain safe, functional, well maintained, and ready for guests and homeowners Preventative Maintenance & Owner Projects We want to be proactive about maintaining our homeowners' properties rather than simply responding when something breaks. An important part of this position will be regularly evaluating properties and identifying repairs, preventative maintenance, and improvement projects that would benefit the home.

Responsibilities will include:

Conduct property condition and preventative maintenance inspections Identify upcoming repairs and maintenance needs Document recommendations with photos and detailed notes Help develop scopes of work and material/labor estimates for smaller projects Identify projects that can be completed in-house Complete homeowner-approved repairs and improvement projects Coordinate larger projects with outside contractors when necessary Track approved projects through completion Identify practical improvements that can enhance property condition, functionality, and the guest experience The goal is to provide our homeowners with a dependable local resource for maintaining and improving their Vermont properties. Property & Field Support When the maintenance schedule allows, this position will also assist our operations team with field-related property needs, including: Property inspections and quality-control checks Pre-arrival checks Homeowner arrival preparation Delivering supplies and replacement items Assisting with new-property onboarding and setup Following up with vendors or housekeeping when something requires attention at a property Investigating property-related guest concerns Seasonal property preparation Other field projects as needed Qualifications We're looking for someone who is resourceful, dependable, and capable of working independently.

The ideal candidate will have:

Previous experience in residential maintenance, construction, handyman work, property management, facilities maintenance, or a related field Strong general knowledge of residential properties and building systems Experience troubleshooting common plumbing, electrical, heating, appliance, and carpentry issues Ability to perform a wide variety of general repairs independently Good judgment about when a licensed or specialized contractor is required Strong problem-solving skills Ability to identify maintenance needs proactively rather than waiting for them to become problems Ability to manage multiple work orders and projects Strong communication and organizational skills Professionalism when interacting with guests, homeowners, vendors, and other team members Comfort using a smartphone, email, photos, and property/work-order software Valid driver's license and reliable transportation Ability to travel between properties throughout our service area Experience with vacation rentals, hospitality, mountain properties, hot tubs, HVAC systems, or residential construction is a plus. Schedule This is a full-time, year-round position. Vacation rentals operate seven days a week, so some weekend, holiday, and after-hours availability will be required. This is particularly important during Vermont's peak ski and foliage seasons. While we work to maintain a reasonable schedule, the right candidate will understand that urgent issues at an occupied vacation rental—such as loss of heat, water, or another essential service—occasionally require immediate attention.
