Job Overview We are seeking an energetic and highly skilled Maintenance Director to lead our facilities maintenance operations for a 44 bed memory care community . In this pivotal role, you will oversee the planning, coordination, and execution of maintenance activities for the entire community. Your leadership will ensure that all equipment, systems, and infrastructure operate efficiently, safely, and reliably. You will meet and succeed DSHS WA State safety regulations with a proactive approach to overall building wellness. Duties Lead and supervise the maintenance team to ensure timely repairs, preventive maintenance, and troubleshooting of mechanical, electrical, HVAC (Heating, Ventilation, and Air Conditioning), and industrial systems. Develop and implement maintenance management strategies utilizing Computerized Maintenance Management Systems (CMMS) to track work orders, asset history, and inventory. Coordinate projects related to equipment upgrades or facility improvements with internal teams or external contractors while ensuring safety compliance. Monitor equipment performance using tools such as ohmmeters for electrical testing and troubleshooting. Maintain detailed documentation of maintenance activities, safety procedures, and compliance records to meet regulatory standards. Foster a culture of safety, teamwork, and continuous improvement through training sessions and leadership by example. Requirements Proven management experience in maintenance environments with a strong background in supervising a team. Extensive mechanical knowledge combined with electrical experience—familiarity with schematics, industrial maintenance practices, and troubleshooting electrical systems including high voltage and low voltage applications. Hands-on experience and familiarity with CMMS software for effective maintenance management. Strong understanding of HVAC systems including installation, repair, and troubleshooting skills. Knowledge of facilities management principles covering structural systems, utilities management, safety protocols, and regulatory compliance. Ability to interpret schematics accurately using tools such as ohmmeters for electrical diagnostics. Excellent project management skills to oversee multiple initiatives simultaneously while maintaining quality standards. Fluency in English with effective communication skills for cross-functional collaboration. Supervising experience in a fast-paced environment with demonstrated leadership capabilities to motivate teams toward operational excellence.
