Maintenance Director

Job Summary We are seeking a highly skilled and dynamic Maintenance Director to oversee all aspects of facilities and industrial maintenance operations within our Residential environment. The ideal candidate will possess extensive expertise in mechanical, electrical, and industrial systems, with a proven track record in managing maintenance teams and implementing effective maintenance strategies. As Maintenance Director, you will lead efforts to ensure optimal equipment performance, safety compliance, and operational efficiency through strategic planning, leadership, and technical proficiency. These position oversees 2 properties, one located in Dallas GA and one in Marietta GA Duties Develop and implement comprehensive maintenance programs utilizing Computerized Maintenance Management Systems (CMMS) to track work orders, asset history, and preventive maintenance schedules. Supervise and lead maintenance teams, fostering a culture of safety, accountability, and continuous improvement. Oversee the repair, troubleshooting, and maintenance of mechanical systems including HVAC, high voltage and low voltage electrical systems, programmable logic controllers (PLCs), schematics, and industrial machinery. Manage facilities management activities to ensure the safety, functionality, and compliance of all plant infrastructure. Coordinate projects related to equipment upgrades, facility renovations, or new installations with cross-functional teams and external contractors. Maintain detailed documentation of maintenance procedures, safety protocols, and compliance standards. Utilize technical tools such as ohmmeters for electrical diagnostics and schematics for system troubleshooting. Ensure adherence to safety regulations related to high voltage and low voltage electrical systems while promoting a safety-first environment. Skills Strong management skills with experience supervising maintenance teams within a manufacturing or industrial setting. Extensive knowledge of programmable logic controllers (PLCs), schematics, HVAC systems, and industrial maintenance practices. Proficiency with CMMS software for work order management and asset tracking. Mechanical knowledge combined with electrical experience to troubleshoot complex machinery issues effectively. Familiarity with facilities management principles including safety standards and regulatory compliance. Project management capabilities to oversee large-scale maintenance projects from planning through execution. Excellent leadership abilities to motivate teams, foster collaboration, and drive operational excellence. Fluency in English with strong communication skills for clear documentation and team coordination. Hands-on experience with high voltage systems, ohmmeters for electrical testing, and troubleshooting low voltage circuits. $60,000.00 - $65,000.00 per year
