Job Description

YOUR ROLE
As an Entry Level Maintenance Technician (MT-1), you will be the foundation of our maintenance team, learning essential skills while contributing to the upkeep and appearance of our managed properties. This is an excellent opportunity to start a career in property maintenance with clear advancement pathways and comprehensive training.
CORE RESPONSIBILITIES
Janitorial & General Maintenance (Primary Focus) Clean and organize work areas, common areas, and storage rooms Perform proper garbage/recycling disposal and dumpster area maintenance Organize and label materials in storage areas Restock supply rooms (bathrooms, common areas, janitorial closets) Install and maintain proper signage Clean and properly store equipment Painting (Primary Focus) Prepare surfaces (cleaning, sanding, taping) Apply paint using brush and roller techniques Perform touch-up and patch work Protect work areas with drop cloths Store and dispose of paint properly Match colors and document paint specifications Minor Landscape Maintenance Perform weeding and weed control spraying (with supervision) Water plants and monitor irrigation systems Plant flowers and bushes (with guidance) Apply mulch and perform basic edging Remove debris and maintain clean grounds Install seasonal decorations Basic Electrical Replace light bulbs in standard fixtures Replace outlet and switch plates Clean basic light fixtures Use extension cords properly and safely Recognize and report electrical hazards to supervisors Basic Plumbing Connect, disconnect, and winterize hoses Perform basic drain cleaning (plungers, basic augers) Clean faucet aerators Inspect supply lines and identify leaks Replace showerheads Basic Mechanical Change HVAC filters (standard sizes) Operate thermostats (not replacement) Lubricate door hardware Install basic lockboxes Adjust cabinet and drawer mechanisms
SCHEDULE & PHYSICAL REQUIREMENTS
Work 40 hours per week, Monday to Friday, Participate in on-call rotation for emergency response Ability to stand and move for extended periods Navigate various surfaces and staircases safely Operate vehicles and equipment safely Lift at least 30 lbs regularly Work outdoors in various weather conditions
REQUIRED QUALIFICATIONS
Valid Driver's License (Required) Reliable transportation for daily commute English language proficiency Willingness to learn and follow detailed instructions Ability to work under direct supervision Strong attention to detail and thoroughness Professional attitude and customer service orientation
PREFERRED QUALIFICATIONS
Experience in carpentry, concrete work, or mechanical tool operation Previous maintenance, cleaning, or janitorial experience Basic knowledge of tools and equipment Mechanical aptitude or hands-on work experience

KPI Target:
85% work order completion rate, 90% quality score Zero safety violations
ADVANCEMENT TO MT-2 REQUIREMENTS
After 6-12 months, you can advance to MT-2 by: Demonstrating mastery of all MT-1 core skills Completing 80+ hours supervised work in MT-2 skill areas Passing written assessment on electrical/plumbing/mechanical basics Receiving supervisor recommendation Maintaining consistent 90%+ quality scores Maintaining zero safety violations
