Hiring Apartment Maintenance Supervisor for a premier Loveland multifamily property! Join this exciting rapidly expanding team! Ideal maintenance supervisor candidate will have a positive attitude and will be willing to work as a team for all company projects. Qualifications for
Apartment Maintenance Supervisor Role :
High school diploma or equivalent is required. Previous single family or multi-family maintenance experience on a property with 200-300+ units. Management experience helpful. Certifications such as EPA, CPO and HVAC, preferred but not required. Must be available for on-call schedule. Reliable vehicle and Valid Drive License. Hardworking attitude and dedication highly requested.Duties:
The Maintenance Supervisor will supervise a crew of 2-5 Maintenance Technicians. Monitor the physical condition of the apartment community. Be courteous and professional with residence while providing excellent customer service. Overseeing and inspecting work performed by maintenance staff. Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines. Handling Vendor relationships and contracts. Complete tenant service requests in a timely manner and complete appropriate follow up. Operate within budgeted guidelines. Enforce safety policies and regulations. Diagnose and perform maintenance / repairs on A/C and heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, patios, railings, roofing, gutters, tile, carpet, flooring, fireplaces, ceiling fans, appliances, shutters, doors, cabinets, windows, gas and electric boilers, walls and ceilings, security system, tile, jacuzzi, and other equipment as required. Perform routine preventative maintenance on equipment. Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Maintaining accurate records regarding preventive maintenance requests and expenditures. Perform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more. Maintain work order system by verifying all orders are completed in a timely manner to company standards and the resident's satisfaction. Conducting regularly scheduled safety meetings. Inspect the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement. Assist with property emergencies, such as snow removal and/or other inclement weather emergencies, fires, and floods. Participate in on-call emergency schedule for evening, weekend, and holiday coverage as needed. Responsible for reporting unusual or extraordinary circumstances regarding the property or residents. Responsible for the supply and upkeep of all personal tools required by the company.
