Position Overview:
We are seeking a skilled and detail-oriented Maintenance Supervisor to join our team. The ideal candidate will have a broad range of construction and maintenance skills, a strong problem-solving mindset, and the ability to handle a variety of repair and upkeep tasks. This role requires both technical expertise and administrative competence, as the Maintenance Supervisor will be responsible for maintaining equipment, facilities, and grounds to ensure a safe, efficient, and well-kept environment.
Key Responsibilities:
Managing the work order process to allow the completion of tickets in a timely professional manner, leading to a positive resident experience. Completing work orders professionally in the area of HVAC, electrical, plumbing and appliance repair. Managing the apartment make-ready process to a high standard to create a smooth move-in process and great resident experience Communicating effectively with Leasing and Management to meet property targets Ensuring the integrity of the building by implementing preventative maintenance programs Maintaining a pleasant and safe living environment for our residents through great curb appeal and upkeep of the exterior of buildings and grounds. Follow safety conscious work practices Ensuring completion of annual building systems inspections to maintain local and national compliance. Spearheading cost-effective capital improvements and renovations Developing and maintaining relationships with vendors while adhering to budgets Managing staff schedules and ensuring 24/7 emergency coverage Providing on-the-job training to team members.
Qualifications:
5+ years of experience in facilities and/or residential building maintenance. 2+ years of supervisory experience and a track record of hiring, developing and retaining high performing teams. High level of skill in the following High level of skill in Plumbing, electrical, HVAC and appliance repair Carpentry, drywall and painting skills Experience with central mechanical systems such as Boilers and hot water heaters. Excellent communication skills. Professional appearance Computer Proficiency and ability to use property management related apps (Experience with Appfolio a plus). Availability for emergency situations at the property, including an on-call rotation The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, climb stairs, use ladders and work in varying weather conditions
Additional Information:
This role reports to the Community Manager and is expected to work both independently and as part of a team. The position may require some flexibility in working hours, including availability for emergency maintenance calls.
