Job Description

Job Summary Harmony International is seeking a dependable, motivated, and hands-on Maintenance Technician to support the daily operations, upkeep, and long-term maintenance of our manufactured housing communities. This position plays a critical role in maintaining community appearance, resident satisfaction, home functionality, infrastructure integrity, and overall property standards. The ideal candidate is proactive, mechanically inclined, solution-oriented, and comfortable working in a fast-paced property management environment where priorities may shift daily. This role requires a strong understanding of mobile home systems, grounds maintenance, preventative maintenance, city compliance standards, and resident service operations. Essential Duties & Responsibilities Complete resident work orders in a timely, professional, and customer-service-oriented manner. Perform preventative maintenance on manufactured homes, community infrastructure, utility systems, and common areas. Troubleshoot and repair plumbing, electrical, HVAC, skirting, flooring, subfloors, doors, windows, fixtures, appliances, and general home components. Assist with mobile home make-readies including repairs, cleaning coordination, inspections, and turnover preparation. Conduct grounds maintenance including debris removal, lot inspections, curb appeal upkeep, signage, and exterior community standards enforcement. Assist with city inspections, compliance items, violation corrections, and community improvement projects. Diagnose and repair water leaks, sewer concerns, utility issues, and infrastructure-related maintenance items. Operate maintenance equipment and power tools safely and efficiently. Read and interpret work orders, repair instructions, schematics, and maintenance documentation. Assist with home setups, skirting repairs, steps, decks, sheds, and exterior maintenance projects as needed. Respond promptly to maintenance emergencies, after-hours calls, and urgent repair situations when required. Maintain accurate records of completed work orders, inventory usage, preventative maintenance schedules, and repairs performed. Ensure all work is completed in accordance with company standards, community rules, safety expectations, and local code requirements. Work collaboratively with management to prioritize community needs and maintain operational efficiency. Qualifications & Experience Previous maintenance experience in manufactured housing, multifamily housing, property management, construction, or related trades preferred. Strong knowledge of plumbing, electrical, HVAC, appliance repair, and general construction techniques. Experience with mobile home maintenance, utility systems, skirting, flooring, and exterior repairs strongly preferred. Ability to troubleshoot issues independently and complete repairs efficiently. Comfortable working both independently and as part of a team. Ability to prioritize tasks in a fast-paced environment with changing daily needs. Familiarity with preventative maintenance practices and property inspection procedures. Basic knowledge of city inspection processes and property compliance standards preferred. Strong communication and customer service skills when interacting with residents, vendors, and staff. Ability to lift, bend, climb, work outdoors in varying weather conditions, and perform physical labor as required. Valid driver's license and reliable transportation preferred. Pay:
$19.00 - $23.00 per hour
