Elliott Realty 3 reviews $25 - $30 an hour - Full-time We are seeking an experienced, dependable Maintenance Technician for a property management company in San Marcos, TX to service a diverse portfolio of commercial properties, apartment communities, duplexes, and single-family homes. This is a field-based position covering primarily San Marcos, with additional properties in Kyle, New Braunfels, and Buda. Travel between properties is required daily. This role requires accountability, efficiency, professionalism, and a strong work ethic. Only serious applicants with solid maintenance experience should apply. Position Responsibilities The Maintenance Technician is responsible for maintaining the safety, functionality, cleanliness, and overall condition of multiple properties.

Responsibilities include:

Complete full make-readies / unit turns within required timelines Perform general maintenance and repairs including plumbing, electrical, carpentry, drywall, painting, appliance installation, and basic HVAC troubleshooting Conduct preventative maintenance on HVAC systems, water heaters, plumbing, and electrical systems Troubleshoot issues and determine practical, cost-effective repair solutions Replace fixtures, hardware, locks, and rekey units as needed Maintain pools and ensure proper operation and cleanliness Perform grounds maintenance including trash pickup, debris removal, weeding, and curb appeal upkeep Conduct routine property inspections to identify maintenance, safety, security, or code compliance issues Respond promptly to work orders and emergency maintenance calls (including water leaks, HVAC failures, electrical hazards, and other security/safety concerns) Take immediate action to prevent further property damage when emergencies arise Coordinate access with tenants and maintain professional communication at all times Communicate clearly and consistently with property managers regarding job status, property conditions, and larger repair needs Supervise outside vendors when assigned and verify quality of completed work Procure, order, and pick up parts and materials needed to complete repairs while adhering to budget guidelines Maintain organized inventory of commonly used supplies Submit receipts and track materials accurately Document all completed work, time, and materials in the work order system Follow company procedures and directions without exception Maintain tools, equipment, and a professional appearance On-Call Requirements Must be available for after-hours and weekend on-call rotation 2 weeks out of each month Must respond promptly and professionally to emergency situations during on-call periods Required Qualifications Proven maintenance experience (property management experience strongly preferred) Strong troubleshooting and problem-solving skills Ability to work independently and manage multiple properties efficiently Must follow direction and communicate clearly with property managers Must be fluent in English Strong work ethic and positive, professional attitude Reliable, punctual, and consistent Basic technology proficiency; must be comfortable using a smartphone for work orders and communication Ability to lift 50+ lbs Ability to work in extreme heat and cold conditions Valid driver's license and reliable personal vehicle required (mileage reimbursement provided) Benefits Healthcare benefits offered after 90 days Paid Time Off (PTO) after 90 days Mileage reimbursement Steady, full-time work across a diverse property portfolio We are looking for someone who takes pride in their work, maintains high standards, meets deadlines, and takes initiative to prevent problems before they escalate.
