Job Description
Controls / BAS TechnicianPosition Overview We are seeking a skilled Controls / Building Automation Systems (BAS) Technician to install, program, commission, and maintain building control systems that optimize HVAC and facility operations. The ideal candidate will be hands-on with PLC programming, BAS integration, and HVAC controls, working closely with engineers and facility teams to ensure reliable, efficient, and compliant system performance.
Key ResponsibilitiesInstall, wire, and commission BAS, PLCs, sensors, actuators, and field devices according to design drawings and manufacturer specifications.
Program, configure, and troubleshoot PLCs and BAS controllers, writing and optimizing ladder logic, function blocks, or equivalent control code.
Integrate BAS components and third-party systems (HVAC equipment, VFDs, meters, fire and life-safety interfaces) to ensure seamless data flow and coordinated operation.
Perform system startup, functional testing, and commissioning to validate control sequences, setpoints, and alarm logic.
Diagnose and resolve faults in hardware, network communications (BACnet, Modbus, Ethernet), and control software; implement corrective actions and improvements.
Maintain and update system documentation, including as-built drawings, wiring diagrams, control sequences, and O&M manuals.
Provide preventative maintenance, routine inspections, and firmware updates to ensure system reliability and energy efficiency.
Collaborate with project managers, engineers, contractors, and facility staff to scope work, estimate times, and deliver projects on schedule and on budget.
Train facility personnel and end users on system operation, alarm response, and basic troubleshooting.
Support continuous improvement initiatives, recommending control strategy enhancements to reduce energy use and improve occupant comfort.
QualificationsAssociate degree, technical diploma, or equivalent experience in controls, instrumentation, electrical, HVAC technology, or a related field.3+ years of hands-on experience with Building Automation Systems (BAS), HVAC controls, and onsite commissioning.
Proven experience programming and troubleshooting PLCs and BAS controllers; familiarity with ladder logic, function blocks, or structured text.
Working knowledge of common BAS protocols and networks such as BACnet, Modbus, Lonworks, and Ethernet/IP.Experience with BAS platforms and tools (e.g., Niagara, Tridium, Johnson Controls, Honeywell, Schneider Electric) and BAS integrator workflows.
Strong electrical wiring skills, multimeter and test instrument proficiency, and ability to read electrical and control schematics.
Experience with HVAC equipment (air handlers, chillers, boilers, VAV boxes), sensors, actuators, and VFD control.
Excellent problem-solving, documentation, and communication skills; ability to work independently and as part of a team on commercial or industrial projects.
Valid drivers license; ability to travel to client sites and lift/move equipment as required. Certifications such as NICET, CEM, or vendor-specific BAS certifications are a plus.
