SimpleBridge Lending LLC is a private, business-purpose real estate lender with offices in Newport Beach, CA, San Francisco, CA, Seattle, WA and Charlotte, NC, originating fix-and-flip, ground-up construction, bridge, and DSCR loans for real estate investors. We pair institutional-grade underwriting and capital markets discipline with the speed and certainty of execution that investors demand. We are a tight-knit, early-stage team building a durable lending franchise — every hire materially shapes the company.

POSITION SUMMARY

The Production Associate is the engine room of the SimpleBridge sales floor. The role carries two connected responsibilities: generating and qualifying new borrower and broker relationships through disciplined outbound activity, and converting the resulting opportunities into clean, complete loan files that move quickly through underwriting. Day to day, that means prospecting into investor and broker channels, booking discovery meetings for our Loan Originators, analyzing loan scenarios, preparing soft quotes and draft term sheets and supporting the VP's Sales pipeline. This is a deliberate feeder seat for the Loan Originator role. A Production Associate who hits activity targets, learns the products, and demonstrates sound judgment on deal structure is the first candidate considered when an origination seat opens. W H Y T H I S S E A T M A T T E R S Every loan SimpleBridge closes starts with a conversation someone had to go get. The Production Associate is the seat where those conversations get created and where raw deals get turned into files an underwriter can actually read. It is also the fastest route to a Loan Originator seat here — you will learn our products, our systems, and our borrowers from the inside before you ever carry a volume target. KEY RESPONSIBILITIESBusiness Development & Lead Generation Execute daily outbound activity — cold calls, emails, and follow-up sequences into fix-and-flip investors, builders, brokers, and referral partners within our licensed footprint. Qualify inbound and outbound leads — capture property type, deal economics, exit strategy, borrower experience, and timeline, then route qualified opportunities to the appropriate Loan Originator. Book discovery meetings and calls for Loan Originators and senior sales leadership, and prepare the pre-call brief so the LO walks in informed. Support email marketing and campaign execution to the existing borrower and broker base, including list building, segmentation, and post-campaign follow-up on engaged contacts. Represent SimpleBridge at industry events — investor meetups, REIA meetings, broker events. Loan Production Support Loan scenario analysis against current pricing, confirming you are working from the latest pricing matrix and underwriting guidelines before quoting a borrower. Draft term sheets and pre-qualification letters for Loan Originator review across all SimpleBridge products — Purchase-Bridge, Purchase

+ Rehab, Ground Up Construction, Refinance-Cash-Out, and Refinance

+ Rehab. Process and organize borrower documentation — entity documents, purchase contracts, scopes of work and budgets, insurance, and track-record materials — and file them to the correct Box folder structure. Manage third party relationships for outstanding conditions from borrowers, brokers, title, and insurance agents until each item is received, and escalate stalled files rather than letting them age. Coordinate hand-offs between Sales, Processing, Underwriting, and Closing, and keep borrowers and brokers informed of file status and next steps. Handle additional duties as the business requires ; in an early-stage team, the work does not always arrive pre-labeled.

REQUIRED QUALIFICATIONS

Bachelor's degree in Business, Finance, Real Estate, Communications, Economics, or a related field, or equivalent relevant work experience preferred but not required. Zero to two years of professional experience. Real estate, lending, or inside sales experience is a plus but is not required — we will teach the product to the right person. Demonstrated interest in real estate investment fundamentals and a genuine willingness to build relationships in the industry. Comfort with high-volume phone and email outreach, including cold outreach, and the resilience to keep dialing through rejection. Strong written and verbal communication skills; credible and professional in direct contact with investors, brokers, and third parties. Exceptional attention to detail and the ability to manage multiple deadline-driven files concurrently with limited supervision. Technology-forward, with the ability to become fully proficient in Salesforce (CRM), Liquid Logics (LOS), Box, and the AI tooling the team uses daily. Discretion in handling confidential borrower information in accordance with company data-handling and privacy policy. Authorization to work in the United States and the ability to work full-time, in-office, in our [Newport Beach, California] office.

CAREER PATH

New Production Associates work through a structured onboarding program covering our systems, loan products, and full loan lifecycle. Associates who consistently exceed activity targets and demonstrate command of deal structure are developed toward the Loan Originator seat. Lateral paths into Underwriting, Processing, and Asset Management are also available for Associates whose strengths run toward credit and operations.

COMPENSATION & BENEFITS

Base salary: $70,000

•80,000, commensurate with experience.

Commission and production bonus:

$20,000

•$40,000 annually at target, based on qualified opportunities sourced and loans funded from your activity.

Total target compensation:

$90,000
