JOB SUMMARY
Responsible for maintaining maximum occupancy of the community by following the approved sales systems and, when fully occupied, developing a waiting list of future Residents. Maintain accurate records in database for easy access and reporting. Ensure that The Bristal's reputation is well presented within the community.

DUTIES AND RESPONSIBILITIES
Greet all visitors in a warm, friendly manner. Answer inquiry calls in a professional manner with the objective to obtain the most information about the caller and to schedule a visit to the community. A benchmark of 60% of inquiry calls are expected to result in an appointment. Terminating a call without getting critical marketing information is an unacceptable call. Marketing calls may be recorded for quality review. Create and conduct a 1-2 hour monthly in-service for all staff that cover the front desk. Focusing on most recent issues/topics that will ensure proper handling of all incoming inquiries. Team with the Executive Director to create an effective resident referral program, which turns referrals to residents. Takes prospective Residents and/or families on a visit of the community. Appointments are expected to be pre-planned and well thought out. Non-personalized tours are unacceptable. Understand the REPS system and maintain active prospects database. Liaison between the Bristal and community referral sources. Follow the sales training system using the sheets found in sales training manual on public files. Regular follow up with prospective residents, making a minimum of 20 outgoing calls per day with the goal of scheduling an appointment to visit the community. Expected conversion ratio of this activity is 33-50% depending on the status of the leads called. 50% of the follow up calls made should result in a contact. Regular follow up with referral sources. Must allocate two one half days of outreach per week. Outreach will include doctors, elder law attorneys, hospitals, rehabs, and the like. Completion of all required move in paperwork and the collection of rent monies prior to resident move-in. Assist new resident to get acclimated into the community upon move in. Manage all marketing inventory as directed. Create and/or Host Marketing/Sales events. Frequent and on-going networking with outside referral sources. Belong to and attend two local Community Associations (ie. SUN - Senior Umbrella Network) each month with the purpose to attain 2 new leads that visit the community within 3 weeks of the meeting. If the 2 new leads do not visit the community within 3 weeks, you are required to submit to the VP of Marketing an explanation of what contact was made and how you intend to proceed with the leads. Oversee accuracy of available apartment inventory. Maintaining weekly traffic and census reports. Complete a weekly outreach report. Such reports are to be distributed to the Executive Director, Senior Vice Other duties as assigned by Executive Director.
QUALIFICATIONS
Bachelor's Degree in Business or Marketing preferred. Must have the ability to "close" the deal. Professional image. Excellent telephone and communication skills. Ability to relate well to the senior population. Great organizational skills with the ability to concentrate on many tasks at once. Computer literate with knowledge of MS Office Must be a Notary Public or attain the Commission within 6 months of hire. Must be an independent worker. Patience with perseverance and follow-through capabilities.
