Assistant Property Manager - Leasing & Marketing Square One Management, LLC Tiffin, OH Full-Time | In Person Build a Career in Property Management Square One Management, LLC is looking for a dependable, organized, motivated, and people-oriented Assistant Property Manager to join our team at our apartment community in Tiffin, Ohio. This is more than an administrative position. The Assistant Property Manager plays an important role in leasing, resident relations, property operations, and keeping the community occupied and running smoothly. We are looking for someone who takes ownership, communicates professionally, follows through, stays organized, and is comfortable working independently. A key part of this position is leasing and marketing. You must be comfortable using Facebook to advertise available apartments, respond to prospective renters, schedule showings, and consistently follow up with leads. Property management experience is preferred, but we are willing to train the right person who demonstrates strong work ethic, judgment, organization, communication skills, and a willingness to learn. For the right candidate, this position can provide an opportunity to grow into greater responsibility and eventually advance into a Property Manager role. What You'll DoLeasing & Marketing A major responsibility of this position is helping keep our apartments occupied.
You will:
Create and post attractive rental advertisements on Facebook and other approved online platforms. Regularly use Facebook to market available apartments and generate leasing leads. Post available units in appropriate local Facebook groups when permitted. Monitor Facebook messages, inquiries, and other rental leads. Respond promptly and professionally to prospective renters. Follow up with prospects instead of waiting for them to contact you again. Schedule and conduct apartment showings. Follow up with prospects after showings. Keep rental advertisements accurate, current, and professional. Assist applicants throughout the application and leasing process. Help minimize vacancy time and maintain strong occupancy. Assist with lease renewals and upcoming lease expirations.
Important:
Facebook and social-media marketing are an essential part of this position. If you are uncomfortable using Facebook to advertise rental properties and communicate with prospective renters, this position may not be a good fit. Applicant Screening & Leasing Administration Review rental applications and supporting documentation. Verify income, employment, rental history, and required information. Review credit, background, and screening results according to company procedures. Apply company qualification standards consistently. Maintain accurate applicant and leasing records. Follow applicable Fair Housing requirements and company policies. Resident Relations Communicate professionally and respectfully with residents. Respond promptly to resident questions and concerns. Help resolve resident issues before they become larger problems. Enforce lease requirements and property policies consistently and professionally. Document important communications and follow-up items. Maintain positive and professional relationships with residents. Maintenance & Apartment Turns You will not be expected to perform maintenance yourself. Your responsibility is to make sure maintenance issues are communicated, tracked, and followed through to completion.
You will:
Monitor open maintenance requests and work orders. Follow up on incomplete or delayed work. Coordinate with maintenance employees and outside vendors. Help manage vacant-unit turns and deadlines. Track the progress of apartment preparation. Identify and communicate delays or problems. Inspect completed work when appropriate. Perform routine property and unit inspections. Report problems before they become larger or more expensive. When you take responsibility for something, we expect you to follow it through until it is resolved. Property Operations & Organization Maintain accurate property records and documentation. Track vacancies, leads, showings, applications, work orders, unit turns, and outstanding issues. Complete required daily and weekly reports. Coordinate with vendors and verify completed work. Maintain organized files and records. Keep management informed of important issues and developments. Assist with day-to-day property operations. Use company software, email, Microsoft Office, Facebook, smartphones, and other technology as required. However, property management experience is not required for the right candidate. We are more interested in finding someone who is dependable, capable, motivated, organized, and willing to learn. What Success Looks Like You help keep apartments occupied. Available apartments are advertised consistently, leads receive prompt responses, showings are scheduled, and prospects receive follow-up. You keep residents informed. Resident calls, messages, emails, and concerns are handled promptly and professionally. You keep maintenance moving. Work orders and apartment turns are tracked and followed through until completion. You keep the property looking its best. Problems are noticed, documented, communicated, and addressed. You keep management informed. Important issues are communicated early rather than after they become bigger problems. You take ownership. You don't need to be reminded repeatedly about tasks you are responsible for. Schedule Full-Time | In Person The position is primarily Monday through Friday, with occasional Saturdays as needed for leasing, apartment showings, inspections, or property operations. Because property management involves resident and property needs, occasional communication outside normal business hours may be necessary for true property emergencies.
