Our in-house sales and marketing team is the outward-facing voice of Cullum Homes, attracting discerning buyers and driving sales across custom estates, signature neighborhoods, move-in ready homes, renovations and home care. Role Overview The Marketing Manager owns the execution of Cullum Homes' sales and marketing strategy across creative, content, digital, events, and sales initiatives. Once direction and priorities are approved, this role is accountable for carrying them through to completion: building the plan, producing the work, meeting the schedule, following up, and reporting on results. This position reports directly to the Vice President of Sales & Marketing and partners with the sales, design, construction, renovations, and home care teams. The ideal candidate is highly organized, proactive, detail-oriented, creative, and able to manage multiple priorities at once while maintaining the quality and consistency expected of the Cullum Homes brand. Key Responsibilities 1. Marketing Execution & Ownership Translate approved direction and priorities into organized plans, timelines and deliverables, and carry them through to completion Drive day-to-day execution across sales materials, creative projects, content, events, digital marketing, and brand initiatives Manage multiple projects at once, coordinating internal teams and outside partners to keep every initiative on schedule Track deadlines, follow up on outstanding items, and resolve gaps before they affect execution Keep the Vice President of Sales & Marketing informed of status, risks and results across all active initiatives 2. Sales & Marketing Materials Produce and maintain the sales and marketing materials across custom estates, signature neighborhoods, renovations, design, and home care, ensuring presentations, brochures, site maps, floor plans, renderings, photography and video stay accurate, current and readily available Manage updates and production of print and digital sales materials for homes on the market, new neighborhood launches, and current sales priorities Work closely with the sales team to identify creative and marketing needs and deliver materials on time 3. Creative & Content Production Direct creative projects across digital, print, social, email, photography and video, moving each one from concept through revisions, approval, production and final delivery Manage photography and videography, including scheduling, shot lists, creative needs, on-site coordination and final deliverables Secure the information, imagery and assets required from internal teams and outside creative partners Maintain organized photo, video, design and marketing asset libraries so creative is current, easy to access and ready to use Maintain consistency across all creative while ensuring materials feel elevated, thoughtful and aligned with the Cullum Homes brand 4. Social, Digital & Email Execution Run the planning and day-to-day execution of Cullum Homes' social media channels, including content calendars, captions, scheduling and publishing Produce the creative assets and content required for digital campaigns, built around sales priorities, design and construction milestones, home and community launches, and events Build and deploy email marketing campaigns Manage website updates, including copy, imagery, video and project information, verifying each change before and after it goes live Ensure digital channels remain accurate, current and reflective of the Cullum Homes brand and full range of services 5. Events Plan and execute sales model events, partner events, home unveilings, community launches, and homeowner gatherings Manage event logistics, vendors, invitations, collateral, signage, creative materials, guest lists and RSVP tracking Set and hold event timelines so every deliverable is completed ahead of the event date Coordinate photography, videography and event content, and ensure every event reflects the Cullum Homes brand Deliver post-event attendance and follow-up reporting 6. Marketing Project & Vendor Management Oversee marketing projects, schedules, deadlines and deliverables across multiple initiatives, tracking status and following up on outstanding items Coordinate day-to-day work with photographers, videographers, printers, publications and other marketing vendors, from brief and schedule through proof, final delivery and invoicing Maintain organized marketing files, project documentation and vendor information 7. Brand Standards & Quality Control Check every material for accuracy before it is submitted for approval, reviewing spelling, dates, links, imagery, messaging, home details, availability and overall presentation quality Route all materials to the Vice President of Sales & Marketing for final approval before release Maintain consistency in how Cullum Homes' offerings, terminology and brand messaging are presented across every touchpoint 8. Follow-Through & Reporting Confirm every initiative is deployed, reaches its intended audience, and is documented once complete Track performance across social media, email, website, print, public relations and events, maintaining consistent campaign tracking so results can be measured accurately Deliver regular performance reporting with recommendations on what to continue, adjust, or discontinue Qualifications 3 to 5+ years in marketing, brand marketing, or creative project management; luxury real estate, architecture, interior design, construction or hospitality experience is a plus Bachelor's degree in Marketing, Communications, Business or a related field preferred Proven ability to manage multiple projects and deadlines at once with exceptional organization and attention to detail Experience owning creative projects across print, digital, photography, video, social media and email Strong writing skills and a strong sense of visual quality, branding and presentation Experience with project-management, CRM, email-marketing, social-media and content-management platforms
