Job Description
Management Services Corporation, one of The Caton Companies, is seeking an energetic and motivated Marketing & Leasing Director to lead our leasing team and drive property occupancy through exceptional customer service and strategic sales initiatives. In this role, you will develop and implement strategic marketing plans for our multi-site professional and student housing communities, stay abreast of changes in the marketing environment to best serve the objectives of the organization, and adjust plans accordingly. The Marketing & Leasing Director researches and develops pricing policies and recommends appropriate sales channels and relies on experience and judgment to plan and accomplish goals. They perform a variety of tasks, including leading and directing the work of others.
Salary is negotiable and based on experience.
ResponsibilitiesDevelop deep knowledge of the Charlottesville housing marketplace including student properties and identify each community position within the market.
Educate other marketing team members on the market knowledge and positioning.
Analyze year-over-year performance, and pro-actively discuss/recommend changes accordingly.
Keep current on relative marketing practices and competitor activity and facilitate distribution.
Support preparation of advertising and the creative and quality control standards for advertising/promotional material.
Supports office and communities websites: initiates updates, monitors for accuracy, keeps all information current, relative and enticing. Work with digital, print, fulfilment and other vendors as necessary.
Keep abreast of local regulatory requirements related to marketing needs.
Assist with customer support activities and initiatives, event planning, and local requirements (i.e. handouts, brochures, invites etc.) and provide local support during events.
Lead/develop/recommend appropriate marketing initiatives to drive traffic and leasing efforts when necessary.
Evaluate performance of the marketing team for compliance with established policies and objectives and success in obtaining those objectives.
Set leasing goals, track closing ratios, identify and support employee performance.
Other responsibilities related to leading an amazing team of marketing and leasing professionals.
