Leasing & Marketing Specialist - Student Housing Walnut Capital Walnut Capital is seeking a Leasing & Experience Specialist to join our student housing team! This role blends leasing and marketing as you'll be responsible for shaping the full resident experience — from a prospective student's first tour to move-in day and everyday living in our communities. This is an ideal opportunity for recent graduates or professionals in marketing, communications, or business who are looking to build real-world experience in sales strategy, brand, and customer experience while working closely with a college-age resident population. The ideal candidate brings exemplary customer service, strong communication and organizational skills, and the ability to multitask in a fast-paced, seasonal leasing environment tied to the academic calendar. You'll apply these skills to keep Walnut Capital student housing communities fully leased each academic year while delivering a memorable, on-brand resident experience for students and confidence for the parents and guarantors supporting them. We're looking for a quick learner with a "can-do" attitude who is personable, detail-oriented, comfortable communicating with both students and parents, and thrives both independently and as part of a team. This role is a strong fit for someone with a genuine interest in marketing and brand-building, not just leasing. You'll take ownership of the property's social media presence, content creation, and community outreach efforts — so experience or coursework in social media management, content creation (photo/video/graphic design), email or SMS marketing, campus/community outreach, event planning and promotion, or marketing analytics is a strong plus. Flexible schedule required including increased availability during peak leasing season (typically fall and spring semester leasing pushes) and move-in/move-out weekends. Must be able to work weekends from 9:00am to 5:00pm on Saturday and Sunday while still enjoying two days off each week. Compensation will be a combination of an hourly rate and commission. Duties include, but are not limited to: Deliver a consistent, on-brand experience for prospective students, current residents, and parents/guarantors across all touchpoints Manage the full leasing lifecycle, including responding to inquiries, conducting apartment tours, guiding prospects and their guarantors through the application, guarantor/co-signer, and lease-signing process, and completing all leasing paperwork, screenings, and renewals Support individual and by-the-bed leasing, including roommate matching and helping prospective residents navigate shared-unit living arrangements Deliver timely, high-quality communication across all channels (online, phone, and in person) with both students and their parents/guarantors, ensuring a seamless, on-brand experience for all parties involved in the leasing decision Maintain strong knowledge of pricing, availability, academic-year leasing timelines, and leasing trends to effectively position the property and convert leads into residents ahead of key enrollment and renewal deadlines Utilize property management systems (e.g., RentCafé, Yardi) to track leads, manage resident and guarantor accounts, and support leasing operations Monitor and evaluate marketing channel performance and leasing traffic — including campus partnerships, student organizations, and university housing fairs — to continuously refine and optimize lead generation strategies Lead the property's social media account strategy across platforms (e.g., Instagram, TikTok, Facebook), creating and publishing content aimed at a student audience, engaging with followers and DMs, and finding creative ways to highlight the community, brand, and resident experience Plan and execute community outreach efforts to build brand awareness and generate leads, including campus tabling events, orientation and welcome week presence, partnerships with student organizations, Greek life, athletics, and academic departments, and relationships with university housing offices Create marketing content and collateral — photos, short-form video, flyers, email campaigns, and digital ads — that reflects the community's brand and resonates with a student audience
