TOWN OF ROCHESTER JOB DESCRIPTION TITLE
Custodian SUMMARY:
Reporting to the Facilities Director. The primary function of this position is to clean, make repairs and perform landscaping (mow lawn, rake leaves, etc.) at all town facilities areas, office space, common areas, outdoor grounds and entrances-exits, sanitize restrooms, remove trash, as well as maintain heating, cooling, and lighting systems, observing all safety regulations, ensuring all quality standards are met in emergency and non-emergency situations and a safe, courteous and professional behavior is observed in all situations.ESSENTIAL DUTIES AND RESPONSIBILITIES
At the start of the shift review maintenance schedule/calendar provided by town Facilities Dept., check the present condition and special issues of facility or take direction from, check supplies and equipment needed to perform work. Clean indoor public areas, office space, common areas, sweep / vacuum carpet and all floors, dust shelves and furniture, wash tables, polish woodwork, furniture, counters, ledges, and tables. Wash floors and stairs, polish railings and hardware, spot clean and drapes, blinds and cushions as needed.Clean and sanitize rest rooms:
wash floors, panels, toilets, urinals, sinks, changing tables and mirrors, replace soap, towels and tissue empty wastebaskets, remove trash and recyclables from building to curb for pick-up, this may be done by a volunteer as needed. Perform scheduled custodial duties, paint, scrape, power wash and other projects as assigned. Perform light maintenance (unstop toilets, clean carpets, change light bulbs, set-up conference rooms, etc.) as needed Perform general building maintenance, check all electrical, plumbing, HVAC, and security systems, HVAC filters, belts and adjust lighting systems as needed. Responsible for heavy cleaning of commercial kitchen, and also responsible for lawn mowing and weed whacking. Keep outside area free of debris and litter, wash windows, inside and out, clean glass in entry doors, water plants, trees and shrubs, remove snow from sidewalks and stairs and apply salt as needed. Receive and store supplies and materials from vendors and services. Accomplish additional maintenance tasks seasonally or periodically according to the schedule developed with the Director. Continue to develop an understanding of the HVAC, mechanical and lighting systems in order to contribute to their optimal operation and condition. Work with vendors and subcontractors called for repairs, improvements or general maintenance. Develop and maintain a list of custodial supplies and replacement parts (filters, light bulbs and belts) that may be needed and inform the director when orders need to be placed. Keep the Facilities Director apprised of anything observed which may present a hazard resulting in potential injury to the patrons or staff, or cause damage to the building and its equipment, necessitating expensive repairs or replacement if not soon rectified. Perform similar or related work as required, directed or as situation dictates.MINIMUM QUALIFICATIONS
Education and Experience:
Must have earned a High School diploma or proof of GED. Must have (2) yrs. experience in building maintenance operations, custodial duties, procedures, tools and equipment used in maintenance of municipal facilities. Must have valid MA. Class D Driver's License. Must have working knowledge / experience with carpentry, electrical, plumbing, building and grounds preventive maintenance, procedures, tools and equipment. Must have basic knowledge of COA policies and procedures with regard to safety and security. Must be familiar with current OSHA standards and requirements. Must have the ability to prioritize tasks, work independently and the flexibility of daytime, evening, after closing and On-Call hours. Must be able to stand and walk for extended period of time. Must maintain the physical condition commensurate with the demands of the position. Must always maintain client and employee confidentiality. •Knowledge, Skills, and Abilities:
Must read, write, and communicate in English as it relates to the job and to the safety regulations. Must be able to access all levels of a site/building/structure, and climb a ladder. Must be able to operate equipment used to perform job. Must be able to perform all job functions safely. Must meet the performance standards for the job. Must be able to work the scheduled / assigned times and required overtime for the position. Must complete mandatory drug testing. Must submit to a background / CORI check and not possess significant criminal record, as determined by the appropriate authorities. Must complete required Physical Ability Testing as required. Must know MSDS / Chemical Safety information regarding all materials used within the scope of the work.PHYSICAL DEMANDS
While performing the duties of this job, employee may be required to hand lift up to 75 lbs occasionally, hand carry up to 75 lbs occasionally. Employee must be able to stand, or walk for extended periods of time.WORK ENVIRONMENT
