Job Title:
Construction Project Manager Job Description This role leads commercial construction projects from initial bid through final completion for a general contractor with projects across the country. The Construction Project Manager collaborates closely with estimating, design teams, subcontractors, and clients to deliver ground-up and tenant improvement projects on time, within budget, and to a high standard of quality. This position offers the opportunity to manage a wide variety of project types and sizes, while contributing to the continued growth and expansion of the organization's client base. Responsibilities Oversee construction projects from bid through final completion, serving as the primary point of contact for all project-related activities. Collaborate with the estimating team to develop competitive and accurate bids for new projects. Develop and maintain strong relationships with clients, subcontractors, designers, and other project stakeholders to support current work and identify potential future business opportunities. Lead and manage all pre-construction activities, including coordinating design, managing change orders, and overseeing pre-construction phases. Manage project schedules, monitor progress, and ensure that milestones and deadlines are consistently met. Identify and implement cost-saving opportunities while maintaining project quality and meeting client expectations. Lead weekly project meetings with clients and internal teams to provide updates, address issues, and align on next steps. Oversee change order processes, ensuring accurate documentation, pricing, and communication with all stakeholders. Coordinate with field supervision to ensure work is executed according to plans, specifications, and schedule requirements. Manage multiple projects simultaneously, balancing priorities and resources across a diverse portfolio of work. After construction completion, work closely with owners and architects to complete punch lists, conduct walkthroughs, and ensure all closeout requirements are met. Ensure that all project documentation, including schedules, change orders, and progress reports, is accurate, up to date, and properly maintained. Support the growth of the organization's client base by delivering high-quality projects and fostering long-term client relationships. Collaborate with bid coordinators, estimators, and assistant project managers to ensure seamless project execution from cradle to grave. Essential Skills 4+ years of experience as a Project Manager in commercial construction. 3+ years of experience managing ground-up construction or tenant improvement (TI) projects. Proven experience managing projects from cradle to grave, including pre-construction, construction, and closeout phases. Strong background in construction management and commercial construction practices. Hands-on experience with change order management, including pricing, documentation, and negotiation. Demonstrated ability to develop and manage project schedules and ensure adherence to timelines. Experience collaborating with estimating teams on bid preparation and project budgeting. Ability to lead and facilitate regular project meetings with clients and internal teams. Strong relationship-building skills with clients, subcontractors, designers, and other stakeholders. Ability to manage multiple projects of varying sizes simultaneously. Excellent organizational, communication, and problem-solving skills. Additional Skills & Qualifications Experience working on retail construction projects, including a wide variety of project sizes such as small coffee shops and large clinics, is preferred. background in environments with a mix of large and small projects running concurrently is beneficial. Experience working within a growing organization that is expanding its client base is an advantage. Comfort working within a structured team environment that includes multiple project managers, assistant project managers, bid coordinators, and estimators. Ability to identify future business opportunities through strong client service and relationship management. Work Environment The office is located in Lake Elmo, with team members working on-site in the office on a full-time basis, so candidates should be comfortable commuting to the east side of the metro area. The environment is collaborative, with a large in-office support team that includes multiple project managers, assistant project managers, a project coordinator, bid coordinators, and estimators, as well as a network of field superintendents working locally and traveling. Project managers typically handle several different clients and projects at once, depending on workload, and have access to robust support for bidding and project execution. The organization has a long-established history of over 40 years and is in a growth phase under new leadership with a strong industry background, offering opportunities to work on diverse project types and to contribute to the expansion of the company's client base. Job Type & Location This is a Contract to Hire position based out of Lake Elmo, MN. Pay and Benefits The pay range for this position is $38.00 - $58.00/hr.
