6 Star Management is seeking a Property Manager to join the onsite team at The SLO in San Luis Obispo, California, a 91-unit community. This position is responsible for overseeing property repairs, coordinating unit turns, supporting preventive maintenance efforts, and helping ensure the overall physical condition, safety, and appearance of the property are maintained to company standards. The ideal candidate will take pride in leading day-to-day maintenance operations while delivering responsive, high-quality service. This role requires the ability to supervise maintenance functions, support team performance, build positive relationships with residents and staff, preserve and enhance the value of the community, and contribute to the overall operational and financial success of the property.Essential Duties and Responsibilities:
- Oversee the daily operations of the property to ensure the community is well-maintained, professionally managed, and operating in accordance with company standards
- Maintain positive resident relations by responding to concerns, questions, and service issues in a timely, professional, and courteous manner
- Supervise onsite staff, including leasing, maintenance, porter, and other team members, as applicable, and provide direction, support, and accountability in the performance of their duties
- Partner with the maintenance team to ensure service requests, repairs, unit turns, and preventive maintenance tasks are completed thoroughly and in a timely manner
- Monitor the physical condition, curb appeal, cleanliness, and overall presentation of the property, including common areas, amenities, and vacant units
- Support leasing and occupancy goals by overseeing leasing activity, move-ins, move-outs, renewals, resident retention efforts, and overall resident experience
- Ensure vacant units are prepared and turned in a timely manner to support occupancy and leasing objectives
- Conduct regular inspections of the property to identify operational, maintenance, safety, and appearance-related concerns and coordinate appropriate follow-up
- Use AppFolio to manage property operations, including resident accounts, leasing activity, notices, work orders, reporting, staff communication, and general property administration
- Assign, monitor, and follow up on work orders and maintenance activity through AppFolio to ensure tasks are properly completed and documented
- Review and maintain accurate records in AppFolio, including resident files, service requests, notes, communication logs, and operational documentation
- Assist with rent collection, delinquency management, notices, and other property administration functions in accordance with company policies and procedures
- Support budget awareness by monitoring operating needs, controlling expenses where appropriate, and coordinating purchases in compliance with company guidelines
- Work with vendors, contractors, utility providers, and other third parties to support property operations and maintenance needs
- Promote compliance with company policies, safety procedures, and applicable operational requirements
- Maintain a professional, courteous, and service-oriented attitude when interacting with residents, team members, vendors, and the general public
- Perform other duties as assigned in support of property operations and business needs
Key Qualifications:
- Prior property management experience in apartment communities, residential property management, or a related field required
- Strong understanding of onsite property operations, resident relations, leasing activity, rent collection, and maintenance coordination
- Previous supervisory or team leadership experience required
- Experience using property management software such as AppFolio for leasing, resident accounts, work order tracking, notices, reporting, and operational communication preferred
- Strong organizational skills and the ability to manage multiple priorities in a fast-paced environment
- Ability to communicate effectively and maintain professionalism in interactions with residents, coworkers, vendors, and management
- Ability to identify operational challenges, problem-solve effectively, and follow through on tasks and responsibilities
- Strong customer service mindset and commitment to maintaining high standards
- Knowledge of fair housing, landlord-tenant practices, and general property management procedures preferred
- Dependable attendance, sound judgment, and a hands-on, solutions-oriented approach
- Valid driver's license and reliable transportation may be required based on business needs
- Must be available for 24-hour on-call service as needed to respond to after-hours maintenance emergencies Additional Requirements (Education, Training, and Experience):
- High school diploma or GED required
- Prior experience supervising or leading maintenance operations in an apartment community, residential property, or similar environment preferred
- Prior supervisory or lead maintenance experience preferredon business needs
Pay:
$70,000.00 - $80,000.00 per yearBenefits:
