Job Description

Property Manager - Public Housing We are currently seeking candidates with strong property management experience to join a respected public housing organization in Akron. This role oversees all day-to-day operations of assigned housing sites, ensuring compliance, resident satisfaction, quality standards, and overall property performance. In this position you will oversee daily operations for assigned public housing site(s), ensuring properties are maintained in safe, sanitary, and high-quality condition and supervise staff including management aides, maintenance, janitorial, and support personnel; conduct coaching, performance evaluations, and corrective actions when needed.

Monday-Friday, 8:00AM-4:30
PM Pay:
$27.00/hr
Key Responsibilities:
Manage leasing, unit turnover, rent collection, lease enforcement, resident relations, and compliance. Prepare and manage budgets, monitor expenditures, maximize revenue, and ensure alignment with asset-based management goals. Coordinate maintenance, inspections, safety checks, and work order completion to meet performance expectations. Conduct move-ins, orientations, housekeeping inspections, and move-out inspections with accurate rent and security deposit calculations. Maintain accurate tenant files, prepare reports, complete required documentation, and participate in internal/external audits. Handle resident grievances, resolve complaints professionally, participate in hearings, and maintain positive relationships with residents and outside agencies. Conduct new tenant lease-ups, orientations, and show units as needed. Enforce leases, issue delinquency notices, and initiate evictions per policy and law. Monitor budgets, purchasing, cash flow, and procurement compliance. Prepare monthly/annual reports, maintain tenant and property files, and ensure audit readiness. Lead and support resident engagement, attend Resident Council meetings, and ensure strong customer service. Respond to resident concerns professionally and resolve issues promptly.
Minimum Requirements:
Bachelor's Degree and at least 3 years of property management experience, including 1 year of supervisory experience; or an equivalent combination of education and experience. Public Housing Management Certification (or ability to obtain within 1 year). Rent Calculation Specialist Certification (or ability to obtain within 1 year). Knowledge of HUD regulations, fair housing laws, landlord/tenant laws, and property management best practices. Strong skills in budgeting, compliance, maintenance coordination, problem-solving, and multi-tasking. Proficient in housing management software, email, internet, and Microsoft Office programs. Valid Ohio driver's license; must be insurable. Ability to walk properties, climb stairs/ladders, inspect units, move up to 40 lbs occasionally, and work in both office and outdoor settings.
