Purchasing Estimator - Residential Construction

Job Summary We are seeking a dynamic and detail-oriented Purchasing Estimator to join our residential construction team. In this role, you will be responsible for accurately estimating project costs, sourcing materials, and negotiating with suppliers to ensure competitive pricing and timely procurement. Your expertise will directly contribute to the successful delivery of high-quality residential projects, helping us maintain cost efficiency and project excellence from start to finish. Duties Prepare detailed cost estimates for residential construction projects using industry-standard tools. Collaborate with project managers, architects, and clients to understand project scope and specifications. Source, evaluate, and negotiate with suppliers and subcontractors to secure the best pricing and terms. Develop comprehensive procurement plans that align with project schedules and budgets. Monitor material costs throughout the project lifecycle, implementing cost control measures as needed. Review contracts, change orders, and scope modifications to update estimates accordingly. Maintain accurate records of all purchasing activities, bids, and supplier communications to ensure transparency and accountability. Experience Proven experience in construction estimating within residential or similar sectors, with a strong understanding of construction processes and site operations. Proficiency in estimating software such as HeavyBid or equivalent tools is essential. Familiarity with Bluebeam for digital plan review and markup is highly desirable. Strong negotiation skills with a track record of securing favorable terms from suppliers and subcontractors. Knowledge of construction contracts, project management principles, and cost control strategies. Hands-on construction site experience is a plus, providing insight into on-the-ground realities that influence estimates. Excellent organizational skills with the ability to manage multiple projects simultaneously while maintaining attention to detail.
