Job Description

To learn more about Westwind Homes, we invite you to visit our website. We are currently seeking 2 experienced Construction Managers to join our Laredo, Texas Division Team. The Construction Manager will be responsible for managing all aspects of the home construction from inception to completion and interacting with customers. The candidate will have frequent daily verbal, face-to-face or written contact with city inspectors and planners, FHA regulators, all subcontractors, and vendors as well as managers and employees of WestWind Development. Manages Labor and oversees subcontractors. Major Duties and Responsibilities but not limited to:
DAILY DUTIES
  • Troubleshoot any issues oversee all construction activity daily, make recommendations and /or changes as needed to control job cost and schedule.
Continually look for ways to cut out material and reduce labor costs in any areas possible without decreasing structure, stability, or quality of construction. Keep a well written record in every area relating to job problems schedule delays, material transfers, and variance in the material. Make sure sub-division is kept clean and maintained. Landscaping at entry, monumentation, model home and all specs are neat, clean and trimmed. Irrigation systems must be monitored for proper watering, operation, and maintenance. Irrigation controllers must be set properly. Specs without irrigation need to be watered and maintained. Subdivision construction trash must be constantly controlled.   • WW activities must be fenced and locked.
Oversee all construction activity daily and make recommendations and/or changes as needed (consult Production Manager first). Operates within a budget of projects and looks for ways to cut costs. Responsible for inventory stored on site, neatly stacked, and covered to prevent damage from the ground, weather, or theft. Red line construction documents needing corrections, changes or improvements and bring to weekly meeting.
WEEKLY DUTIES
  • Responsible for making sure that draws are turned in on Tuesday with payout on Friday.
(Keep work progress reports up to date. ) Keep construction on schedule and site in a clean and orderly manner at all times. Responsible for all change orders installed properly Schedule Inspections, Customer Pre drywall walk through, final walk and homeowner orientations, 30 day inspections and all warranty calls.( review change orders with customer at pre-sheetrock walk-thru. ) Pick up start packages when complete, review start package: 1. Foundation plan matches floor plan 2. Elevations match floor plan and match up with release form 3. HVAC plan included 4. Review Detail plan 5. Review electrical plan 6. Options & Upgrades match up with release form 7. Review PO's for accuracy 8. Review Site plan 9. Review Engineered Framing Plan

AS NEEDED DUTIES
  • Responsible to submit plans and blueprints and any other required items to the city to acquire building permits (Review Permit Package
  • received prior to completion of start package.
) Maintain timelines for scheduling crews, ordering materials, and coordinate city inspections. Coordinates subcontractors and submits timelines to them with appropriate information. (All contracts must be signed, General Liability Proof submitted to the office, safety packets received, and bid approved before work begins. Clean up and hard hat fines will be enforced.) Each vendor lead times prior to ordering is different. Make sure you have materials ordered ahead of time for every Phrase of Construction. CM must personally receive, count, and sign off on all deliveries, including but not limited to frame drops, sheetrock deliveries, cabinet deliveries, flooring, etc. (Make sure pending items have been reordered) Quantities must match PO
  • 100% delivery required for payment. Attend all pre-construction meetings as scheduled and complete documentation. Abide by and enforce WW Policy and Procedures

Document and report sub-contractor safety violation communicate safety violations to sub-contractor and ask that the conditions be corrected as soon as possible. Continued violation will result in loss of contract and any resulting back-charges.
WARRANTY
  • Responsible for evaluating and initiating a plan of action for all warranty work and maintain current records of all work request and follow-ups.
Warranty documentation must be signed by the customer at completion, all sign off forms must be turned into office and filed immediately upon completion, all certified letters, doorknobs hangers, emails, etc. Must be filed in warranty documentation. Reports updates to construction manager as needed. Other duties may be assigned dependent on business needs.

Padding expenses, Padding warranty charges, adding personal items charged to a job, any payments, gifts, trips etc. received from vendors or subcontractors, any gifts, payments or other compensation given to inspectors, city officials, etc. will be grounds for immediate termination and may be prosecuted. Required Qualifications/ Experience:
  • High School Diploma/ GED required, and
  • Minimum 2 year of construction management experience required
  • College degree in Construction (or equivalent) highly preferred
  • Must be bilingual in English and Spanish
  • Must be capable of reading blueprints, preparing, and managing budgets
  • Must have Texas driver's license and a good driving record with some knowledge of light to heavy equipment operation
  • Must possess effective verbal and written skills with above average problem-solving capabilities and human relation skills
  • Must be capable of handling a stressful environment comfortably
Physical Requirements:
  • Frequent in-town travel and some heavy equipment operation.
  • Heavy lifting of up to 100 pounds.
Must be capable of climbing, bending, stooping, stretching, frequent walking on uneven ground various stages of building sites.
