Job Description

Position Summary:
The Account Executive is responsible for acquiring new mortgage-lender and mortgage-servicer clients and driving profitable revenue growth for DocGuard, our proprietary mortgage collateral custody and document- management solution. The role will help independent mortgage banks, depository institutions, mortgage servicers, subservicers, investors, and other market participants securely receive, certify, safeguard, track, release, and reconcile original mortgage loan documents while meeting investor, agency, governance, and operational requirements. The ideal candidate is a senior, self-directed business-development professional with established mortgage- industry relationships and a record of selling complex operational, technology, or outsourced-services solutions. This individual will diagnose prospective clients' collateral and document-custody challenges, build quantified business cases, coordinate product and operational due diligence, and demonstrate how DocGuard improves control, visibility, turnaround time, and service across the mortgage-document lifecycle.
Key Responsibilities:
Market Development and Prospecting Identify, prospect, and develop new DocGuard opportunities with mortgage lenders, mortgage servicers, subservicers, banks, credit unions, investors, and other approved mortgage-market participants. Build and maintain a disciplined pipeline through existing industry relationships, referrals, targeted outbound outreach, mortgage trade associations, conferences, and strategic partners. Develop relationships with executive and functional decision-makers, including CEOs, CFOs, COOs, heads of capital markets and secondary marketing, servicing executives, post-closing and collateral leaders, compliance and legal officers, and technology and vendor-management teams. Create territory and strategic-account plans that identify target clients, buying committees, current custodians, contract cycles, pain points, competitive risks, and next actions. Represent DocGuard at mortgage-industry events and develop referral relationships with warehouse lenders, investors, technology providers, consultants, and other ecosystem participants.
Consultative and Solution Selling:
Lead discovery meetings to assess each prospect's loan volumes, product mix, paper-note and eNote needs, certification requirements, trailing-document processes, release activity, exception management, integrations, service standards, and conversion timeline. Deliver credible executive presentations, workflow demonstrations, and operational reviews tailored to mortgage-lender and mortgage-servicer use cases. Position DocGuard based on documented capabilities and approved claims, emphasizing collateral control, chain-of-custody visibility, certification and exception workflows, document movement tracking, secure storage, reporting, and operational efficiency. Prepare pricing proposals, responses to requests for information or proposal, implementation assumptions, and quantified business cases tailored to customer requirements. Own the full sales cycle from target identification through discovery, solution validation, due diligence, pricing, legal and information-security review, contract execution, and transition to implementation. Maintain accurate opportunity stages, activity records, probability assessments, next steps, and revenue forecasts in the company CRM.
Cross-Functional Execution:
Coordinate with DocGuard operations, implementation, technology, information security, compliance, legal, finance, and customer-support resources to validate requirements and support a controlled onboarding experience. Set clear customer expectations regarding scope, service levels, dependencies, integrations, conversion responsibilities, and implementation timing. Bring product, pricing, competitive, and customer feedback to leadership while avoiding commitments outside approved product capabilities or contract terms.
Customer and Account Development:
Serve as a knowledgeable, responsive advisor to prospective and newly onboarded customers. Maintain executive relationships after launch and identify approved expansion opportunities, including added portfolios, legal entities, document types, investors, or service modules. Partner with operations and customer support on account health, service reviews, references, renewals, and retention initiatives.
Market and Industry Awareness:
Maintain working knowledge of mortgage collateral custody, agency and investor requirements, paper- note and eNote workflows, MERS eRegistry concepts, post-closing and trailing-document processes, servicing transfers, records retention, information security, and relevant market trends. Monitor document-custodian, eVault, collateral-management, and mortgage-technology competitors and identify potential market gaps and partnership opportunities. Provide structured market intelligence to leadership regarding customer needs, win/loss reasons, pricing feedback, product gaps, implementation concerns, and potential enhancements.
Qualifications:
Required- Bachelor's degree in business, finance, marketing, or a related field, or an equivalent combination of education and directly relevant experience. Five or more years of successful B2B sales or business-development experience, including at least three years serving the residential mortgage industry. Demonstrated success building a pipeline, navigating complex buying committees, negotiating contracts, and meeting or exceeding revenue goals. Executive-level communication, presentation, proposal-writing, negotiation, and relationship- management skills. Demonstrated discipline in CRM use, opportunity management, forecasting, and sales reporting. Ability to earn credibility with mortgage executives and operational subject-matter experts and translate technical workflows into financial and operational value. Ability to travel to customer meetings and industry events as business needs require. Preferred- Experience selling mortgage technology, document-custody, collateral-management, eVault, post- closing, servicing, SaaS, or outsourced operational services. Knowledge of mortgage-note custody, collateral files, initial and final certification, trailing documents, exception management, document releases, agency or investor requirements, and secure records operations. Established relationships with independent mortgage banks, mortgage servicers, banks, credit unions, warehouse lenders, investors, or mortgage-technology providers. Experience responding to due-diligence requests, RFPs, information-security reviews, vendor- management reviews, and contract negotiations.
