I own Wiser Living Realty here in Springfield. Here's the honest version of why this job exists. We have plenty of good marketing ideas. What we don't have is anyone whose job it is to actually get them out the door. Right now that falls on me and my wife, and between selling real estate and running a brokerage, we're the reason things sit half-finished. Content doesn't post. Event graphics get made the night before. Our agents ask for a flyer and wait three days. We have events coming up, and lots of marketing graphics that need to be made for the events. I need someone who can take what's in my head and get it published, printed, and in front of people consistently, without me chasing it. You have to be able to write like me. This is the part most people underestimate, so I'm going to be direct about it. A big piece of this job is writing posts that go out under my name. Not "inspired by" me. They need to sound like the words came out of my mouth. I write the way I talk which is conversational, usually starting from something that actually happened. "I was talking to somebody the other day and this came up." I'm sharing what I've learned, not standing on a stage teaching. What I can't stand is the corporate marketing voice. Motivational-poster writing. Realtor-speak. Anything that reads like AI polished it until there was nothing left. If you can't study how somebody talks and then write in their voice, this job will frustrate both of us. If you can, it's the most valuable thing you'll bring here. What you'd actually do: Take the raw stuff I give you like video, voice notes, half-formed thoughts or conversations from meetings and turn it into posts that sound like me. Clip the videos, write the captions, schedule everything across Facebook, Instagram, TikTok, YouTube, and Reels. Make sure it went out. Build the materials for our events. Wiser University, Sales Huddle, workshops, client events. Graphics, printed pieces, reminders, recap posts. There are many more, but that's just an example. Own our Canva library and keep it organized. Create and make templates for our agents to use for their social media. Come with ambition and go. I want somebody hungry. Somebody who sees what needs to happen and starts, instead of sitting on it until I confirm. You are going to make mistakes doing that. Good. Make them, own them, learn from them, keep moving. I'd much rather sit down and steer you off something you went too hard on than watch a good person idle because they were waiting on me to say go. Asking permission for every small thing is the one habit that won't work here.

About how we operate:

Some weeks you'll be doing exactly what's above. Some weeks you'll be helping with something else entirely while also doing your marketing responsibilities because that's what the company needs. If that sounds frustrating instead of interesting, we're probably not a fit.

Who this is for:

Somebody organized who moves fast in Canva and writes well enough to sound like a real person instead of a brochure. If you can look at a messy pile of ideas and get it produced without a lot of hand-holding, you'll do great here. You do not need real estate experience. You don't need to be an expert in every tool. Some of the best people for this come out of small agencies, nonprofit communications, or a coordinator role somewhere they've outgrown.

The details:

30-40 hours a week. $17-24 an hour depending on what you bring. In the office Monday thru Thursday, the rest is up to you. Some events and filming will land outside normal hours; not many, but some. There's real room here. If you're good at this and want more, the job grows.

Not trying to scare the guy. Nobody ever ran the number with him. That's the whole thing. People aren't dumb, they just never had anybody sit down and show them." Look at my social media first.
