Performs all the duties of a full-service sales representative in all aspects of the sales and admissions process to generate revenue for the organization while maintaining the set budget annual occupancy rate. The representative meets established monthly reserved and sales goals by following the strategies of Action Selling established by the organization. Job Duties (Essential) Receives and processes initial inquiries in the form of telephone calls, written request, emails, and visits. During discovery, the representative will determine if the community is appropriate for the prospect financially as well as health qualification. The representative must exercise professional judgment to suggest and assist the prospect with more suitable options for their research. Coordinate and conduct the sales process with consistency and accuracy, while remaining focused on the prospective resident's satisfaction and peace of mind. Conduct off-site visits and appointments to prospects or family members at their request to sign residency agreements, complete discovery process in home, and deliver marketing gifts. Promptly and consistently following-up on inquiries will result in initial tours and presentations, priority list deposits, and ultimately future sales of residences. Flexible hours for scheduled tours at the community, as well as availability for scheduled weekend appointments to accommodate working family members. Evaluates each vacated residence to determine what must be done to successfully sell to the next prospective resident, including making decisions regarding fixtures and finishes in turnovers and renovations. Continue the ongoing process of learning and developing skills to utilize the lead management database to track calls and presentations to generate sales. Tracks and reports on prospects, occupancy, trends, turnover, unit status, and inventory. Assist in coordinating and planning special events and program and creation, development, and editing of collateral sales materials. Participates in all scheduled marketing events. Qualifications Marketing/sales expertise specialized in senior housing with the ability to manage all aspects of the sales process, initial prospect to move-in. Knowledge of sales concepts and marketing. Experience with long-term care sales and settings. Excellent computer skills with proficiency in Microsoft Word, Excel, PowerPoint, Outlook, and sales software. Very strong attention to detail and high regard for confidentiality. Excellent interpersonal skills to communicate with visitors, residents, and family members as well as community team members. Exceptional customer service and phone skills. Ability to communicate data and numbers to various audiences in written and verbal form.
EDUCATION, EXPERIENCE, CERTIFICATION AND LICENSURE REQUIREMENTS
Bachelor's degree in business/marketing or related field preferred. 2+ years of sales/marketing experience required, preferably in long-term care setting or senior housing.
PHYSICAL REQUIREMENTS AND WORKING CONDITIONS
May include frequent lifting (up to 20lbs). Extensive walking, bending, stooping, standing. Ability to work in a fast-paced environment with multiple tasks. Ability to work inside and outside to effectively make rounds daily throughout the facility and to respond to problems and emergencies.
