Job Summary The selling Sales Director is responsible for executing Lumora's sales strategy, achieving presale and occupancy goals, and delivering an exceptional luxury buyer experience. This position leads community sales efforts from initial inquiry through deposit, contract execution, and move-in while ensuring alignment with Lumora's next-generation luxury positioning, TrueSpan wellness philosophy, and technology-enabled aging-in-place platform. A licensed real estate agent, the Sales Director serves as a visible ambassador for Lumora, builds enduring relationships with prospective buyers and referral partners, leads the sales support team, and applies disciplined sales practices to achieve project objectives throughout a multi-year sales and construction cycle.
Job Functions:
Lead all Lumora sales activities from initial inquiry through deposit, contract, closing, and move-in. Achieve monthly, quarterly, and annual sales objectives, presale milestones, and absorption goals. Develop and maintain a robust pipeline of qualified prospects and Depositor Club members. Monitor lead conversion, sales velocity, projected closings, and forecast accuracy; conduct weekly pipeline and strategy reviews. Deliver highly personalized consultations, presentations, discovery sessions, residence-selection discussions, and follow-up experiences consistent with the Lumora brand. Build meaningful prospect and depositor relationships throughout the extended sales and construction period. Plan and support educational programs, private receptions, VIP experiences, broker outreach, and other sales events. Recruit, train, coach, and develop the Marketing Assistant and other assigned sales support staff. Establish performance expectations, accountability standards, and ongoing professional-development practices. Develop relationships with brokers, financial advisors, attorneys, healthcare professionals, community leaders, and other influencers. Represent Lumora at networking events, community organizations, and industry functions in the Sarasota market. Ensure accurate HubSpot utilization, lead documentation, activity tracking, reporting, and sales-process compliance. Maintain pipeline integrity, timely lead response, effective follow-up, and accurate buyer and depositor records. Partner with the Executive Director of Sales Operations on sales standards, reporting, training, and continuous process improvement. Collaborate with Marketing on lead generation, campaigns, events, collateral, prospect communications, and buyer engagement. Work closely with Operations, Legal, Finance, Technology, Wellness, Development, and Construction teams so sales commitments align with approved project plans and operating realities. Provide market intelligence, competitive insight, and buyer feedback to leadership; participate in launch planning and executive reviews. Requirements Active Florida real estate agent license required. Bachelor's degree in Business, Marketing, Communications, Hospitality, Real Estate, or a related field. Minimum of seven years of successful sales experience, including demonstrated sales leadership responsibility. Proven history of meeting or exceeding sales goals in a long-cycle, consultative sales environment. Experience leading, coaching, or developing sales and support professionals. Strong CRM proficiency, sales analytics capability, and experience using HubSpot. Ability to work evenings and weekends as business needs require and travel to Naples on occasion.
Preferred Qualifications:
Luxury real estate, condominium, hospitality, private club, wealth management, or senior living experience in Sarasota. Experience selling high-value lifestyle products or services. Experience with new development, presales, and multi-year buyer engagement. Knowledge of Sarasota luxury residential market dynamics and referral networks.
Pay:
$120,000.00 - $150,000.00 per year
