Job Description

THE ROLE
We are looking for an exceptionally organized, detail-oriented Sales Operations & Transaction Manager to join our team in Nampa. This is not a traditional administrative or transaction coordinator position. Our Sales Operations & Transaction Manager owns the operational side of our home sales from signed contract through delivery and closing . Once our Sales Manager and Home Consultants put a deal together, this person takes ownership of making sure every piece of that transaction comes together correctly and on time. That means coordinating with customers, lenders, contractors, factories, transportation companies, and our internal team. It means tracking documents, money, deadlines, construction bids, payoffs, delivery schedules, and closing requirements. Most importantly, it means making sure nothing falls through the cracks. We are looking for the person who naturally crosses every T, dots every I, follows up before being asked, anticipates problems before they become problems, and takes genuine pride in getting complicated transactions across the finish line. This is a high-accountability position within our sales organization, and we are willing to pay accordingly.
WHAT YOU'LL OWN
You will manage the operational and transaction side of our home sales from contract through closing.
Your responsibilities will include:
Owning each assigned transaction from signed contract through successful closing. Collecting contractor bids, site-work estimates, invoices, and supporting documentation required by lenders. Working directly with customers to obtain outstanding documents and information needed to keep their transaction moving. Coordinating with lenders and helping ensure loan conditions and documentation requirements are satisfied. Maintaining complete, accurate, and exceptionally organized sales files. Reviewing files throughout the transaction to identify missing documents, signatures, approvals, or information. Tracking customer deposits, lender proceeds, payoffs, invoices, and other transaction-related funds. Coordinating manufactured home production and delivery schedules with our sales team, factories, transporters, contractors, and customers. Tracking critical dates and milestones from the time a home is sold through production, delivery, funding, and closing. Following up aggressively when documents, bids, approvals, payments, or decisions are outstanding. Preparing each sales file for closing and verifying that all required documentation and financial information are complete and accurate. Communicating transaction status, upcoming deadlines, and potential problems to the Sales Manager. Identifying issues early and taking ownership of coordinating solutions before they become closing delays. Keeping customers informed and creating a professional, organized experience throughout the process. Building and maintaining systems that make our sales operation more organized, predictable, and efficient.
WHO WE'RE LOOKING FOR
We are not necessarily looking for someone with manufactured housing experience. We are looking for someone who is exceptionally good at this type of work. You may currently work in mortgage lending, title and escrow, real estate transactions, construction coordination, project management, banking, legal administration, sales operations, or another deadline-driven environment where accuracy and follow-through matter.
The right person is:
Extremely detail-oriented. You notice the missing signature, the incorrect number, the deadline coming next Thursday, and the document nobody else realized was missing. Highly organized. You can manage dozens of moving pieces simultaneously without losing track of what needs to happen next. Proactive. You don't wait for someone to tell you that something is late. You already know it's late, you've followed up on it, and you know exactly what needs to happen next. Deadline-driven. Target dates matter to you. You understand that one missed item can delay a delivery, a loan, or an entire closing. Comfortable with numbers. You don't need to be an accountant, but you need to be comfortable tracking deposits, invoices, loan proceeds, payoffs, and transaction figures accurately. A strong communicator. You will regularly communicate with customers, lenders, contractors, factories, transportation companies, and our internal sales team. You need to be professional, clear, and persistent. Calm under pressure. Transactions don't always go perfectly. When something changes, you stay organized, communicate clearly, and work the problem. Accountable. When a transaction is assigned to you, you own it. You don't assume someone else is handling something—you verify it. A problem solver. Your first reaction when something goes wrong isn't to pass the problem along. It's to figure out what needs to happen next and help make it happen.
HOW YOU FIT INTO OUR TEAM
The Sales Operations & Transaction Manager reports directly to the Sales Manager and works closely with our Home Consultants. Our Home Consultants are responsible for generating business, working with customers, and selling homes. Your job is to make sure those sales become organized, completed, successfully closed transactions. You will become the central point of coordination between the customer, lender, contractors, factory, transportation company, and our sales organization. This is an important position with significant responsibility and visibility within our company. We don't view this role as administrative support. We view it as a critical part of our sales operation. When you're great at this job, the entire company operates better.
