Business Development Manager - Commercial Construction Services (Kentucky / Tennessee Territory)

Lexington, Louisville, or Cincinnati preferred; open to candidates as far south asBowling Green, KY Compensation:
$125,000 - $200,000 total compensation, depending on experience (base salary plus performance-based commission) Employment type: Full-time About the company We are an established, private equity-backed construction services company serving fuel distributors and gas stations across Ohio, Kentucky, and Indiana. Our core business is turnkey site re-imaging: surveys, permitting, canopy and signage installation, electrical, and ongoing service for the branded fuel distributors who own and operate gas station networks. Our completed work numbers in the thousands of sites. We are expanding into Kentucky and Tennessee, and we're hiring the person who will lead that growth. The role This is a growth role with a seat on the leadership team. Most of the opportunity is expansion: we hold long-standing relationships with fuel distributors whose networks reach into Kentucky and Tennessee, and we haven't yet earned the work in those markets. You'll take those relationships to the reps and decision-makers covering the new territory, win the sites, and own the accounts from first conversation through signed contract. Net-new accounts are part of the job, but the near-term book is built on customers who already trust us. You'll be the face of the company in the field.You will:
Map our existing customers' footprints in KY/TN and build a plan to win their sites in those markets Get introduced, get in the door, and turn a relationship in Ohio into signed work in Lexington, Louisville, Nashville, and beyond Walk sites, scope projects, and develop preliminary quotes for re-image and installation work Guide customers through our process and hand fully scoped projects to our project management team for final estimating and execution Step back into any account when a project falls outside standard scope: new brands, large or multi-canopy sites, non-standard configurations Sell on value and hold margin. This is a relationship business with long sales cycles, not a discount-to-close business Participate in the weekly leadership meeting and contribute to how the sales function is built, measured, and run Performance will be measured on three things: new sites and markets won in Kentucky and Tennessee, gross margin on sold work, and top-line revenue. Who we're looking for 4+ years of outside sales in a project-based construction or installation business, where you scoped the job, built the initial quote, and handed off to a project or operations team A track record of growing accounts, not just landing them: expanding a customer across locations, regions, or divisions, and being the person they call when the next project comes up Experience selling signage, canopies, petroleum equipment, site improvements, roofing, or similar services is strongly preferred. Experience selling into fuel distributors, convenience stores, or general contractors is a plus Working knowledge of construction trades, permitting, and jobsite safety. You should know the difference between a single-face, double-face, and monument sign, or be able to learn it quickly. Brand-specific knowledge will be taught Comfortable operating inside a structured, data-driven company. We run on documented processes and weekly scorecards, and we make decisions on numbers, not verbals Self-directed.
