This role leads the full business development lifecycle—from market positioning and lead generation through contract execution—while ensuring alignment with Xanadu's operational capabilities and long-term growth strategy. The BDM must bring proven commercial construction experience along with a strong sales and relationship management background, with the ability to identify opportunities, influence decision-makers, and convert prospects into profitable projects. This role works closely with Preconstruction, Operations, and Executive Leadership to ensure a seamless transition from opportunity to execution. Core Responsibilities 1. Market Development & Lead Generation Identify and pursue new business opportunities within target markets. Develop and execute a proactive outreach strategy to generate qualified leads. Track and manage all opportunities through internal systems. Monitor industry trends and competitors to identify growth opportunities. 2. Client Relationship Management Build and maintain strong relationships with key decision-makers. Act as the primary point of contact during early engagement phases. Develop new connections to expand Xanadu's footprint. Maintain consistent follow-up to convert relationships into opportunities. 3. Sales Strategy & Execution Lead the sales process from initial contact through contract award. Collaborate with Preconstruction and Operations on proposals. Clearly communicate Xanadu's value proposition. Drive deal closure while maintaining margin discipline. 4. Preconstruction & Proposal Coordination Partner with estimating and operations for accurate scoping and pricing. Assist in developing proposals and client-facing materials. Ensure proposals reflect scope, schedule, and value engineering. Participate in client interviews and presentations. 5. Strategic Account Growth Expand work with existing clients through repeat business. Develop account plans for key clients. Support long-term partnerships that drive consistent pipeline. 6. Industry Engagement & Brand Representation Represent Xanadu at industry events and networking functions. Strengthen brand awareness through active participation. Support marketing efforts and messaging strategies. 7. Internal Collaboration & Handoff Ensure smooth transition from BD to operations upon award. Communicate client expectations to project teams. Stay engaged during early project phases. 8. Reporting & Performance Tracking Maintain accurate pipeline forecasts and sales metrics. Provide regular updates to leadership. Track conversion rates and revenue performance. Qualifications & Experience 5-10 years of experience in commercial construction. Proven track record in sales or business development. Established network within relevant markets preferred. Strong understanding of construction processes and lifecycle. Excellent communication and negotiation skills. Self-driven and results-oriented. Non-smoking environment
