Why We Build 8G Construction is a design-build general contractor rooted in the heart of Texas. We build things meant to outlast us, for clients who want a builder that thinks like an owner. We made our name in self-storage. We know how these projects pencil, where they go sideways, and how to get them out of the ground. Now we're growing that reach across Texas and taking the same approach into new development-driven markets, starting with flex and small-bay industrial. The Role This is not a sales job. We need someone who knows construction and development well enough to sit across from a developer, talk through a site, a budget, and a pro forma, and help them decide whether a deal makes sense. Then help us win it and build it right. You'll grow our self-storage pipeline, lead the charge into new verticals, and work directly with ownership on strategy. Open a vertical that takes off and you'll have the chance to run it as its own business unit. What You'll Do ■ Build and own relationships with developers, investors, brokers, lenders, and design partners across Texas ■ Expand our self-storage client base with REITs and private developers ■ Open new markets for 8G, starting with flex and small-bay industrial ■ Get in early on projects: site feasibility, due diligence, conceptual budgets, and schedule, so owners can make go or no-go calls with real information ■ Partner with our project managers to turn opportunities into proposals and signed contracts ■ Represent 8G at industry events, associations, and in the communities where we build ■ Own the pipeline and report on it so ownership always knows where we stand What You Bring ■ Experience in commercial construction or real estate development. GC project management, preconstruction, estimating, development management, or owner's rep backgrounds all fit ■ The ability to read a site plan, a survey, and a set of drawings, and speak to how a project gets priced, scheduled, and delivered ■ A grasp of development economics: land basis, entitlements, yield on cost, and how financing shapes decisions ■ Strong communication and negotiation skills. You can hold a hard conversation and keep the relationship ■ A self-starter mentality. You're comfortable building from scratch inside a small, fast-growing company ■ Degree in Construction Management, Engineering, Real Estate, Business, or equivalent experience Compensation ■ Base salary: Up to $120,000 per year, depending on experience ■ Bonus target: 67% of base at target, uncapped. Four components:
