Our construction team operates as Overland Construction, our in-house general contractor. Position Description The Business Development Manager is responsible for driving new third-party construction opportunities by building and maintaining strong relationships with developers, owners, brokers, and industry partners. Reporting to the Director of Business Development, this role is focused on generating and managing a consistent pipeline of work—from initial outreach through project pursuit and contract execution. This individual will actively track market activity, identify target opportunities, and position Overland to win new projects. The role is highly relationship-driven and requires a proactive, self-directed approach, strong communication skills, and the ability to manage multiple opportunities simultaneously. Success in this role is defined by the ability to consistently generate new work, strengthen long-term partnerships, and contribute to the overall growth of the company's third-party construction business. This role will focus on generating business within the state of Utah. The primary target clients are entrepreneurial and mid-sized developers delivering projects typically ranging from $5M-$25M across multifamily, hospitality, self-storage, and retail. Overland prioritizes working with relationship-driven, collaborative partners who value early engagement and long-term value creation over low-bid procurement. This position requires a strong understanding of the local market and the ability to build meaningful relationships within this specific segment of the industry. Responsibilities Identify and pursue new third-party construction opportunities Build and maintain an active pipeline of prospective projects Track market activity and upcoming developments Proactively target opportunities aligned with company strategy Develop relationships with developers, owners, brokers, and consultants Maintain consistent communication with existing and prospective clients Represent Overland in meetings, events, and industry settings Drive repeat business and referrals through strong relationships Support proposals, presentations, and interviews Coordinate with internal teams during pursuits Track pursuit timelines and deliverables Contribute to strategies to win new work Track market trends, competitors, and project activity Identify target markets and client segments Maintain CRM and opportunity tracking tools Provide insights to improve business development strategy Coordinate with Preconstruction, Operations, and Development teams Ensure smooth handoff once projects are secured Maintain visibility into pipeline and client activity Align opportunities with internal priorities What Success Looks Like Builds and maintains a strong pipeline of opportunities Develops relationships that consistently lead to new work Supports successful pursuits and project wins Stays organized across multiple deals and timelines Takes initiative in driving new opportunities Qualifications 3-7 years of business development, sales, or client relationship experience within the construction, architecture, or engineering industries Bachelor's degree Proven experience building and maintaining relationships with developers, owners, architects, engineers, or consultants Existing network of industry relationships Experience using CRM systems to actively manage pipeline, relationships, and opportunities Demonstrated ability to generate new business opportunities Strong familiarity with commercial construction processes and project types Strong organizational skills with the ability to manage multiple opportunities and timelines High level of ownership, initiative, and follow-through
