Full-Time About Leeway Leeway Construction & Maintenance is a family-owned construction and maintenance company serving multifamily, commercial, and investment properties across Southwest Washington and Oregon. We partner with property owners, developers, asset managers, property management companies, and investors to provide ongoing maintenance, unit turns, renovations, capital improvements, exterior repairs, roofing, concrete, and construction services.

We are looking for a high-performing sales professional who knows this industry, knows how to sell into it, and is comfortable creating opportunities from scratch. The Role The Business Development & Sales Manager will be responsible for generating new business and building long-term relationships with property owners, developers, asset managers, property management companies, and other decision-makers within the multifamily and commercial real estate industry. This is a hunter role . You will not be waiting for inbound leads to come to you. You will identify target accounts, find the right decision-makers, initiate conversations, conduct outreach, develop relationships, uncover opportunities, and turn those opportunities into revenue. The ideal candidate is someone who can walk into a conversation with an owner, asset manager, or property manager and immediately understand their problems, speak their language, and position Leeway as a credible solution. You should be equally comfortable sending 50 cold emails, making cold calls, walking into a property management office, following up with a prospect for the fifth time, or sitting across the table from an asset manager discussing a $500,000 capital project. What You'll Own Build and manage a consistent pipeline of qualified prospects and opportunities Prospect independently through cold calling, cold email, LinkedIn, networking, referrals, property visits, and other outbound strategies Identify owners, developers, asset managers, property managers, regional managers, and other decision-makers who control construction and maintenance spend Develop target account lists and create account-specific outreach strategies Conduct discovery conversations to understand property needs, upcoming capital projects, maintenance pain points, renovation plans, budgets, and timelines Sell Leeway's construction, maintenance, renovation, unit turn, capital improvement, and owner's representation services Identify opportunities across an owner's or management company's portfolio rather than treating each project as a one-off transaction Develop relationships that lead to recurring and multi-property business Conduct site visits and participate in property assessments and project consultations Coordinate with Leeway's operations and field teams to develop accurate scopes and proposals Follow opportunities from initial prospecting through proposal, negotiation, and close Maintain accurate CRM activity, pipeline stages, follow-ups, and forecasts Consistently follow up with prospects and actively move opportunities forward Attend industry events, networking opportunities, and property management/multifamily events Develop referral relationships with brokers, property managers, developers, vendors, and other industry professionals Identify competitive opportunities and provide market intelligence to company leadership Help develop new markets and strategic accounts as Leeway expands You Should Already Understand the Industry This is not an entry-level sales position. We are looking for someone who already understands the construction, maintenance, multifamily, property management, or commercial real estate ecosystem. You should understand how decisions actually get made. You should know the difference between a property manager, regional manager, asset manager, owner, developer, and general contractor, and understand who influences a purchasing decision. You should be familiar with concepts such as: Multifamily maintenance Unit turns and make-readies Capital improvements Renovation programs Preventative maintenance Roofing and exterior work Building repairs and remediation Construction scopes and bids Vendor management Property inspections CapEx budgeting NOI and asset performance Occupancy and turnover Property management operations Construction timelines and project coordination Change orders and scope management Vendor procurement and contractor relationships You don't need to be a tradesperson, but you do need enough construction knowledge to have an intelligent conversation with someone who is. You should be able to hear a prospect describe a property problem and understand what it means operationally, financially, and from a construction standpoint. What We're Looking For Proven Sales Ability Demonstrated track record of generating new business and closing deals Comfortable owning a sales number and being accountable for results Strong prospecting and pipeline-development skills Experienced with cold calling and cold email Comfortable hearing "no" and continuing to follow up Able to create opportunities rather than relying exclusively on inbound leads Strong negotiation and closing skills Industry Expertise Experience in construction, commercial real estate, multifamily, property management, facilities, maintenance, or a closely related industry Existing understanding of the multifamily and commercial property ecosystem Ability to speak credibly with owners, developers, asset managers, and property management professionals Existing industry relationships are a major plus Entrepreneurial Mindset Takes initiative without waiting to be told what to do Naturally identifies opportunities Comfortable operating independently Resourceful and persistent Willing to test new approaches to generate business Takes ownership of results Moves quickly and follows through Communication Excellent verbal and written communication Able to communicate with everyone from property managers to C-suite executives Strong discovery and listening skills Can clearly explain technical services in business terms Professional, confident, and credible without being overly aggressive What Success Looks Like Within the first 90 days, you should be: Building a qualified target account list Consistently conducting outbound prospecting Creating meetings with qualified decision-makers Developing relationships within the multifamily and commercial real estate community Identifying upcoming maintenance, renovation, and capital projects Building a healthy sales pipeline Bringing qualified opportunities to the Leeway team Over time, success means becoming a trusted construction and maintenance resource for a portfolio of owners and property management companies and turning those relationships into recurring, multi-property revenue. Compensation Base Salary
+ Performance-Based Commission Compensation will be competitive and based on experience, industry expertise, and demonstrated sales performance. High performers will have significant earning potential tied directly to the business they generate and close.
