We own and manage four communities totaling roughly 1,120 units, and we keep operations, leasing, marketing, and accounting in-house, so decisions get made quickly and close to the property. We are small by design. That means the person in this seat owns marketing across the whole portfolio rather than one channel or one asset, sits in on pricing decisions with the operations team, and has real room to grow as the portfolio expands. Position Overview You will own digital marketing and reputation for all four communities and serve as the analyst behind our pricing decisions. That means running Google Ads and Google Business Profile, keeping our ILS listings accurate and competitive, building lead-generating campaigns, and bringing the market data and occupancy trends that the operations team uses to set rents. This is a hands-on role. You will be in the ad accounts and the spreadsheets yourself, not managing an agency that does it for you. Success is measured in net effective rent, occupancy, cost per lease, and review volume and rating. Responsibilities Google Ads & Paid Search Build, manage, and optimize Google Ads campaigns for each property, including keyword research, geo-targeting, ad copy, and negative keyword management Pace monthly PPC budgets by property and reallocate spend toward the communities and unit types that need traffic Set up and maintain conversion tracking so every lead is attributable to a source Report cost per lead and cost per lease by property and by campaign Reputation & Google Business Profile Own the Google Business Profile for all four communities: hours, photos, amenities, posts, and Q&A Respond to Google reviews promptly and professionally, coordinating with site teams on the facts before replying Build and run a review generation program that asks satisfied residents for reviews at the right moments, such as after move-in and after a completed work order Monitor Yelp, ApartmentRatings, and social channels, and report rating and volume trends monthly Marketing Campaigns & Channels Plan and execute leasing campaigns tied to exposure, seasonality, and lease expiration volume Maintain ILS listings (Apartments.com, Zillow, Rent., Zumper, and similar) for accuracy, photo quality, and competitive positioning Run email and SMS outreach to prospects, and support renewal campaigns alongside the site teams Manage property websites, local SEO, social content, signage, collateral, and resident referral programs Coordinate photography, video, and virtual tours Pricing & Market Analysis Build and maintain a weekly competitive market survey for each submarket, tracking comp rents, concessions, and availability Track our own occupancy, exposure, traffic, and lead-to-lease conversion, and flag unit types that are underperforming Prepare pricing recommendations by floor plan for review, including proposed asking rents, concessions, and renewal increases Model the revenue impact of proposed changes so the team can compare options Participate in the weekly pricing and occupancy call, and document decisions once made Reporting Produce a weekly marketing and traffic report and a monthly performance summary for ownership Analyze lead sources to identify which channels actually produce leases, and shift budget accordingly Track marketing spend against budget by property Requirements 2+ years of hands-on Google Ads experience (required). You should be comfortable building and optimizing campaigns yourself Experience managing Google Business Profile and responding to public reviews (required) Multifamily or residential real estate marketing experience strongly preferred Working knowledge of Google Analytics, apartments.com and conversion tracking Strong Excel or Google Sheets skills. You will build market surveys and analyze lead source data Familiarity with apartment ILS platforms and listing syndication Clear, professional writing.
