Job Description

About the Role Canyon View Properties is looking for a motivated, personable, and results-driven Leasing Agent to join our property management team. The Leasing Agent is responsible for creating an exceptional experience for prospective and current residents while driving apartment leasing, resident retention, and overall occupancy. In this role, you'll connect with prospective residents, conduct property tours, sell the features and benefits of the community, process applications, coordinate move-ins, support resident retention efforts, and assist with marketing and advertising initiatives. The ideal candidate is someone who enjoys working with people, is comfortable in a sales environment, follows through on commitments, and takes pride in creating a welcoming first impression for our residents and prospects. What You'll Do Leasing & Sales Respond to prospect phone calls, emails, and walk-ins in a friendly and professional manner. Identify prospect needs and recommend apartment homes that best fit those needs. Conduct engaging property and apartment tours. Effectively communicate community features, apartment amenities, pricing, and benefits. Follow established sales guidelines and utilize leasing software to manage prospect activity. Follow up with prospects within 48 hours and continue working to convert leads into leases. Overcome objections, identify reasons prospects choose competitors, and confidently close the sale. Work toward and maintain established leasing and closing goals. Review availability and pricing information and provide accurate quotes to prospective residents. Applications & Move-Ins Explain rental criteria, application requirements, fees, rent, and move-in costs. Accurately process applications and verify applicant information. Notify applicants of approval or denial in accordance with company procedures. Prepare and review lease agreements, addendums, and community rules and regulations. Collect applicable fees and move-in funds. Coordinate with maintenance and the property team to ensure apartments are ready for move-in. Secure keys and complete required move-in documentation. Maintain accurate and organized resident files. Complete required leasing and resident information in property management software. Resident Relations & Retention Provide exceptional customer service to current residents. Respond to resident questions, concerns, and requests promptly and professionally. Communicate with residents regarding the status and expected resolution of concerns. Assist with resident retention programs, events, promotions, and newsletters. Support renewal efforts through consistent follow-up and resident communication. Maintain a positive, welcoming, and professional atmosphere in the leasing office. Marketing & Advertising Assist with developing and implementing marketing strategies to generate new leads. Participate in outreach and local marketing activities. Promote resident referral programs and concessions. Assist with community signage, banners, flags, flyers, newsletters, and other marketing materials. Monitor advertising effectiveness and adjust strategies based on results. Conduct competitive market surveys to help keep the community competitive. Administrative Responsibilities Maintain accurate leasing, resident, and administrative records. Enter traffic, rentals, renewals, payments, and other required information into property management software. Follow up on renewals and rental verification requests. Deliver required notices and community communications. Monitor and respond to phone calls, emails, and messages throughout the day. Receive and organize resident packages and maintain package records. Complete required reports, paperwork, filing, and corporate documentation. Maintain a clean, organized, and professional leasing office. Fair Housing & Compliance Follow all applicable federal Fair Housing laws, state Fair Housing laws, and local occupancy standards. Treat all prospective and current residents fairly, consistently, and respectfully. Maintain resident confidentiality. Follow company policies, procedures, training, and Fair Housing requirements in all leasing and resident interactions.
What We're Looking For Required Qualifications:
High school diploma or equivalent. At least 2 years of relevant customer service experience . Strong verbal and written communication skills. Comfortable working in a sales-focused environment. Proficient in Microsoft Word, Excel, and Outlook. Schedule & Additional Requirements Monday-Friday, 8:30 AM-5:30 PM, or as directed by the Regional Manager. Saturday office coverage may be required based on occupancy needs and will rotate between the Property Manager and Leasing team. Must be flexible to work occasional evenings and weekends as needed. Must maintain professional conduct while working and representing Canyon View Properties. Must successfully pass a drug screening. Why Join Our Team?
