Full Job Description Description:
The Real Estate Specialist will assist the VP of Asset Management to build and operate the Asset Management department. In this fast-paced position, the Real Estate Specialist will include a wide range of activities related to achieve the organization's aggressive growth targets and acquisition goals. The successful candidate should have the ability to thrive in an environment of frequent change and be adept at dealing with an ambiguous business environment. The candidate must have demonstrated previous business success in alignment with high-level strategies and goals. The successful candidate must also have exceptional written and verbal communication skills.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Contract Support and Administration (40%) Collaborate with cross functional teams to support efforts to secure contracts to build wireless infrastructure on private and public property; Monitor and track all contracts and lease agreements to ensure all terms, conditions and company obligations are met; Work with third-party title companies to understand and mitigate risks identified on property title reports; Work directly with counterparties when needed to facilitate, process and track contracts through execution, and; Adhere to company standards to ensure contractual, legal and compliance documentation meets company and industry standards. Portfolio Management and Operations (30%) Interpret/Abstract Leases, calculate key dates and manage contractual critical dates; Partner with internal business units to implement plans, programs, processes that achieve the financial investment and operational goals of the portfolio; Prepare written notices and correspondence to vendors and landlords; Coordinate site maintenance visits with preferred vendors; Identify gaps in key processes and implement/document process to gain operational efficiencies; Facilitate compliance and legal reviews of contracts and title for business colleagues to drive favorable terms and timely KPIs; and Coordinates reporting, compliance with regulatory and contract terms to ensure the avoidance of default conditions. Systems, Documentation and Data Management (20%) Collaborate with internal teams to ensure all necessary documentation, approvals and data are up to date and accurate. Maintain accurate and organized records of real estate transactions and agreements; Evaluate reports and dashboards that are used to drive KPIs; and Review/Update systems and tools so needed information can be easily found and relied upon to drive system adoption. Collaboration and Communication (10%) Drive customer service with internal/external stakeholders; Mange multiple projects/tasks simultaneously; Attend company meetings; and Complete ad hoc requests for information as needed.
Requirements:
Skill Requirements Minimum 3 years Asset Management, Real Estate Contracts or Paralegal experience within the wireless industry. B.S. degree in business, real estate or finance or equivalent required. Proven verbal and written communication skills. Behavior Requirements Ability to manage and complete multiple projects simultaneously with a sense of urgency Team player capable of working independently Ability to establish strong interpersonal relationships with team members, tenants and vendors. Strong organization skills, ability to prioritize work and attention to detail. Strong customer-service skills. Ability to adapt to change within the organization and the needs of the client.
