LEASING CONSULTANT

USA MULTIFAMILY MANAGEMENT, INC.
is engaged in the management of residential multifamily communities. We develop, build, own and manage our properties. Our properties are located throughout California and Nevada and range in size from 52 units to 397 units. We specialize in Tax Credit; Section 42 properties (LIHTC- Low Income Housing Tax Credit).
- Friday. Must accommodate the need to work overtime and weekends as needed. We offer a competitive salary of $24
- 27 an hour, depending on experience.

The duties listed below are intended only as illustrations of the various types of work that could be performed. Maintains a constant awareness of apartment availability at both their community and local sister communities. Responds to all leasing inquiries (telephone, email, walk-in) within one business day. Maintains a current database of all traffic-related activities including the initial contact and all follow-up activities by updating the software daily. Becomes the "Google search" for the community by getting to know the amenities of both the property itself and the surrounding area. Manages a waiting list and/or interest list to quickly fill community vacancies. Monitors marketing efforts and develop new strategies as needed. Remains aware of current trends in marketing through continual education. Occasionally assists with weekly marketing reports. Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments. Develops and maintains positive, professional relationships with existing residents. Assists with resident complaints, concerns, and special requests as directed by the Community Manager. Focus on the good in a situation, approaching tasks and projects with a positive outlook. Confident and presents themselves well to others. Comfortable with numbers/calculations and will likely rely on them to make qualifying decisions. Easily adapts to different situations and effectively works on multiple tasks at the same time. A tolerant nature and is very accepting of others. Open to feedback but can produce results with little direction from others. Outgoing and sociable and with ability to quickly establish rapport with others. Strong customer service and marketing skill sets.REQUIRED SKILLS
Leasing experience Strong organizational skills Availability to work weekends when neededEXPERIENCE & EDUCATION
Experience in Tax Credit; Section 42 leasing paperwork (LIHTC- Low Income Housing Tax Credit) Knowledge of local market conditions and trends Excellent communication and people skills Computer experience; Microsoft Word, Excel & Outlook High School Diploma or GED preferred, but not required
