• Full-time, on-site About Prestige Estates Prestige Estates (Global Prestige Estates LLC) is an owner-operator of multifamily housing in North Miami. We own what we operate, and we manage it ourselves. The portfolio has grown from a single 37-unit acquisition to roughly 850 apartment homes across 16 communities, all in North Miami and within 5 to 10 minutes of our main office. Our model is repositioning. We buy underperforming properties and turn them into places people want to stay. Integrity, Community, Innovation, Resilience. The Role You own the path from first inquiry to signed lease. That means keeping listings accurate and visible, answering every inquiry fast, showing units, walking applicants through screening, and handing a complete file to the leasing manager for the approval decision. Response time is the primary measure of this role. We're a lean team running a large portfolio, and priorities shift. You will be asked to step in and help outside leasing when the week calls for it. What You'll Do Marketing and listings Create and maintain unit listings in AppFolio (rent, deposit, available date, amenities, and what's included) using the rent and ready date provided by the property manager. Write listing descriptions that accurately represent the unit and the neighborhood. Confirm listings went live on Apartments.com, Zillow, and our other channels. Meet our photo standard on every unit before it goes live. Delist promptly once a unit is spoken for. Unit readiness Walk units before they go live and before tours, and confirm they're rent-ready: clean, complete, working, and showing well.
Check the details:
blinds, light bulbs, paint touch-ups, drains, doors, appliances, locks. Report anything not ready to the property manager and maintenance immediately, with specifics. Follow up until the fix is complete and the unit is back on the tour list. Inquiries and tours Respond to every inquiry, whether it arrives by portal, phone, text, or website form, within the response window, using approved templates and scripts. Answer standard questions from the published rental criteria: rent, deposit, application fee, income requirement, screening standards, pets, availability. Prequalify prospects against those published criteria, the same way for every person. Schedule and run showings, manage self-access lockbox codes and in-person tour availability, and follow up on every tour. Log every contact on the guest card. Applications Process application fees and order screening reports in the correct order, and notify applicants immediately if a payment fails. Complete a full application review covering identity, income, rental history, screening report, and required documents. Verify employment and rental history directly with employers and prior landlords, using signed authorization forms.
Identify fraud indicators:
pay stub year-to-date figures that don't reconcile, personal email addresses in place of corporate ones, phone numbers that don't match the company named. Present the completed file to the leasing manager with a recommendation, and document your findings. Send approval or adverse-action notices only after the manager's written decision , using the approved templates. Lease-up and move-in Prepare the offer to rent and welcome packet, collect the holding deposit, and send documents for e-signature. Calculate move-in costs and prorations correctly, per current fee policy. Coordinate lease signing and hand off to the move-in process. Supporting the team Step into other areas of the operation when needed, including move-ins and move-outs, resident communication, office coverage, and administrative support. Communicate clearly and early with the property manager, maintenance, and your fellow leasing agents. What This Role Does Not Decide You don't set or negotiate rent. Advertised rent comes from the property manager. You never promise a prospect a rate, a discount, or that a rate will hold. You don't approve or deny applications , and you never tell an applicant how their application is likely to go. You don't make exceptions to the rental criteria. Criteria are applied identically to every applicant, every time. You don't make commitments in writing you haven't been authorized to make. If you're unsure, ask the manager before sending. Fair Housing Fair housing obligations start at the first advertisement and run through every conversation, tour, and screening decision. You will apply the same criteria, in the same order, to every applicant. You will not steer prospects toward or away from communities. You will not answer questions about protected characteristics or speculate about who a property is right for. We provide fair housing training. What We're Looking For Required Customer-facing experience where you were measured on responsiveness: leasing, property management, hospitality, retail, call center, or front desk. Initiative. You identify what needs doing and act on it. Versatility. You're willing to step into other parts of the operation when the team needs help. Strong eye for detail , in a unit and in a file. Organized. You'll be tracking dozens of prospects at different stages at once. Strong communication skills , written and spoken, including comfort on the phone. Willingness to learn. If you don't know something, you ask and you learn it. We train on our systems and our process, and we expect you to pick them up. Team player. Works well with a team. You'll coordinate daily with maintenance, the property manager, and other agents. Reliable , and able to follow a documented process. Valid Florida driver's license and reliable transportation between our North Miami communities. Strongly preferred Haitian Creole and/or Spanish. Experience with AppFolio, or another property management platform such as Yardi, RealPage, Entrata, or Buildium. Prior multifamily leasing, or residential property management administration. Familiarity with tenant screening reports and income verification. Experience with customer service. Schedule and Pay Our leasing office runs Monday through Friday, 8:00 AM to 8:00 PM, with weekend showings by appointment. Schedules are set within those hours. Some evening and occasional weekend availability is expected. Pay starts at $15.00 per hour, plus commission on every unit you lease.
