NOW WHAT IS A BIRDDOG?
A Birddog is a property scout
  • the eyes and ears on the ground.
You find motivated sellers, identify distressed or off-market properties, make initial contact, and bring those leads to our acquisitions team. When a deal closes, you get paid. Period. This is not a desk job. You will be driving neighborhoods, knocking on doors, talking to sellers, signing agreements, and building relationships — all across Central Florida. WHAT YOU WILL DO
DAILY RESPONSIBILITIES PROPERTY SOURCING
Drive assigned zip codes and neighborhoods daily to identify distressed, vacant, or off-market properties Use driving-for-dollars techniques — look for signs: overgrown yards, boarded windows, code violation notices, aging "For Sale by Owner" signs Pull lists from public records, probate filings, tax delinquency rolls, and pre-foreclosure databases Identify properties showing visible distress, deferred maintenance, or urgency-to-sell indicators Track every lead using our CRM system — log addresses, photos, notes, and follow-up status daily
SELLER OUTREACH & COMMUNICATION
Make direct contact with property owners through door-knocking, phone calls, text campaigns, and handwritten letters Conduct empathetic, professional conversations with distressed or motivated sellers — listen first, pitch second Qualify leads by asking the right questions: timeline, motivation, condition, asking price, liens, and equity Build rapport quickly — many sellers are going through difficult life events (divorce, death, foreclosure, relocation) Follow up consistently — most deals are in the 5th to 8th contact, not the first
DOCUMENT EXECUTION
Walk sellers through and obtain signed agreements, including Authorization to Market, Limited Power of Attorney, and Seller Information Forms Deliver, explain, and execute intake packages and NDA agreements as required Coordinate with the acquisitions team to ensure all paperwork is complete, accurate, and submitted on time Maintain organized digital and physical copies of all executed documents Ensure compliance with Florida real estate document guidelines — training provided
PROPERTY SHOWINGS & INSPECTIONS
Schedule and coordinate property walkthroughs between sellers and our acquisitions team Attend showings to facilitate introductions, document access, and property access Take detailed photos and video walkthroughs of all properties for internal review Assess and report on visible property condition, estimated repair scope, and neighborhood comparables Accompany our team or contractors to confirm access and represent Valerus professionally at all times
COMPENSATION
AGGRESSIVE PACKAGE. NO CAP.
We built this compensation package to attract serious, high-output performers. The more deals you bring us, the more you earn. There is no ceiling. Payouts are fast — paid at closing. Base Lead Bonus
  • $250 (Paid per qualified, accepted lead submitted to acquisitions) Deal Closing Commission
  • $500
  • 1,500+ (Paid when a deal closes — amount scales with deal size) Signed Agreement Bonus
  • $50 (Paid per executed seller agreement returned and verified) Volume Bonus — 3 Deals/Mo
  • $500 (Bonus unlocked for every month you close 3+ deals) Volume Bonus — 5 Deals/Mo
  • $1,000 (Additional bonus tier for 5+ closings in a calendar month) Referral Commission
  • $300 (Refer another Birddog who closes their first deal) Top Producer Bonus
  • $2,500 (Quarterly bonus for highest deal volume on the team)
WHO WE'RE LOOKING FOR
We want people who are hungry. People who pick up the phone, knock on the door, and figure things out. You do NOT need a real estate license — you need grit, people skills, and a willingness to work.
YOU MUST HAVE
A reliable vehicle and valid Florida driver's license — you will be on the road daily Strong people skills — the ability to hold a conversation, build trust, and handle objections A self-starter mentality — this is commission-based, you are your own boss Smartphone with data plan for CRM, photos, maps, and communications Ability to meet deadlines and submit documents on time, every time Willingness to work flexible hours including evenings and weekends when needed
PREFERRED BUT NOT REQUIRED
Prior experience in door-to-door sales, canvassing, wholesaling, or real estate Knowledge of Central Florida neighborhoods and market geography Experience with real estate documents, purchase agreements, or title processes Bilingual — English/Spanish is a significant advantage in Central Florida Familiarity with skip tracing tools, PropStream, Deal Machine, or similar platforms
YOUR TERRITORY
CENTRAL FLORIDA
You will work exclusively in Central Florida. We have active deal flow and high demand across all of these counties. Specific zip codes will be assigned and territories protected to avoid overlap with other team members. Orange County

A DAY IN THE LIFE
No two days are the same. Here's what a typical active day looks like for a top-performing Birddog at
Valerus:
8:00 AM — Pull your lead list and plan your route for the day. Check CRM for follow-ups. 9:00 AM — Hit the streets. Drive neighborhoods, photograph prospects, door-knock warm leads from prior days. 11:00 AM — Schedule and attend a showing for a seller you've been working. Walk the property, take photos, submit a report. 1:00 PM — Meet with a motivated seller you connected with yesterday. Have the documents ready. Get it signed. 3:00 PM — Continue canvassing new zip code. Add 5 new leads to CRM with photos and contact notes. 5:00 PM — Make follow-up calls. Confirm tomorrow's appointments. Submit all documents to the acquisitions team. Closing Day — Your deal closes. Your commission hits. You keep grinding.
