Property Manager About Us We are a professional property management company specializing in the management of over 430 single-family and multifamily homes across the region. We focus on delivering high-quality housing and scalable, efficient service. As we continue to expand our Florida footprint, we are seeking a self-motivated go-getter to join our team and drive our occupancy operations forward. Position Overview The Leasing Agent serves as the face of PHS and the primary point of contact for prospective residents. You will be responsible for the full lifecycle of the leasing process—from marketing available properties and conducting high-energy showings to screening applicants and executing leases. This role is critical in maintaining high occupancy levels and ensuring a seamless, professional experience for every applicant.
Key Responsibilities Lead Management:
Respond promptly and professionally to all leasing inquiries via phone, email, and online platforms; maintain a high lead-to-lease conversion rate.
Marketing & Showings:
Showcase available units through professional showings; effectively market listings across various platforms.
Applicant Screening:
Qualify prospects by verifying income, rental history, and background checks in accordance with Fair Housing laws.
Lease Administration:
Prepare and execute lease agreements, collect initial deposits/rent, and coordinate move-ins with precision.
Retention & Renewals:
Proactively manage the lease renewal process to maximize resident retention.
Operational Support:
Utilize AppFolio to maintain accurate records, monitor market trends to suggest pricing adjustments, and perform semi-annual property inspections.
Field Operations:
Post legal notices to properties as required (e.g., 3-day notices, 7-day notices to cure).
Portfolio Oversight:
Collaborate with the Maintenance and Property Management teams to ensure all units are "rent-ready" and meet company standards.
Qualifications Experience:
1-3+ years of experience in leasing, property management, or real estate administration. Affordable Housing experience and knowledge of Landlord-Tenant law are a plus.
Technical Skills:
Proficiency with property management software ( AppFolio experience is highly preferred).
Communication:
Exceptional interpersonal skills with a "closer" mentality; must be able to work effectively within a team environment.
Mobility:
Must have a valid driver's license and reliable transportation for frequent travel between properties.
Attributes:
A self-starter who is detail-oriented, organized, and capable of managing multiple priorities in a fast-paced environment.
Schedule & Requirements Work Hours:
Wednesday - Sunday, 9:00 AM - 5:00 PM. Key Performance Indicators (KPIs) Maintain target occupancy rates across the assigned portfolio. Reduction of "Average Days on Market" for vacant units. Consistent Lead-to-Lease conversion growth. Efficiency in application processing and administrative accuracy. Why Join PHS? $18.00 - $25.00 per hour
