POSITION SUMMARY
Bickerstaff Parham Property Management is seeking a hands-on, full-time Lead Leasing Agent to own the day-to-day performance of our residential leasing operations. Supported by the Operations Manager, this position oversees all leasing aspects of operations and provides direct leadership and guidance to the Leasing Coordinator. The Lead Leasing Agent ensures seamless, compliant execution across the entire leasing lifecycle—from prospect management and application review to move-ins, vacancy management, and lease renewals.
Licensure & Role Guidelines:
Active Georgia and Alabama real estate licenses are required prior to hire to handle regulated leasing functions in compliance with state law. Candidates must already possess active licenses upon hire (initial pre-licensing coursework and exam fees are not covered). Bickerstaff Parham fully covers active license renewal fees and required continuing education (CE)courses during employment (non-retroactive). To ensure a full focus on core residential leasing operations, taking active sales listings is not permitted during employment in this role. However, referring sales or property management clients to Bickerstaff Parham is welcomed and encouraged (eligible for internal referral compensation per company policy).
PRIMARY RESPONSIBILITIES
Lead Leasing Operations:
Supported by the Operations Manager, oversee all leasing aspects of operations; train, coach, and support the Leasing Coordinator while monitoring workload, priorities, exceptions, and overall performance.
Licensed Oversight & Execution:
Ensure full compliance with Georgia and Alabama state laws for all regulated leasing activities; review completed applications, make qualification decisions using established criteria, and execute leases and renewals.
Vacancy Management:
Monitor Days on Market, prospect traffic, Guest Cards, applications, pricing, and property-condition barriers; make routine pricing recommendations/adjustments within established authority.
Owner Communication:
Provide regular vacancy updates and coordinate with Property Managers when property-specific or asset-level decisions are needed.
Renewals & Workflows:
Oversee upcoming expirations, renewal offers, negotiations, and AppFolio/Realm-X leasing dashboards and KPIs.
Customer Service:
Serve as Functional Customer Service Lead for the Operations floor, support phone/walk-in coverage, and assist with difficult or escalated interactions.
Continuous Improvement:
Identify opportunities to improve leasing procedures, automation, efficiency, consistency, and customer experience while remaining hands-on when needed.
QUALIFICATIONS & POLICY CLARIFICATIONS
Licensure:
Active Georgia and Alabama real estate licenses required prior to hire to legally perform regulated leasing duties (role requires pre-existing licenses; company does not cover initial pre-licensing education).
Licensure Expenses Paid:
Bickerstaff Parham covers ongoing license renewal fees and required continuing education (CE) courses during employment (non-retroactive; pre-licensing costs prior to hire are not covered).
Experience:
Residential leasing, property management, or related real estate experience strongly preferred.
Leadership & Skills:
Prior leadership experience preferred; strong written/verbal communication, organization, attention to detail, and conflict-resolution skills.
Software:
AppFolio or similar property-management software experience preferred; comfort with technology, automation, and AI-assisted workflows.
Role Parameters & Referrals:
Full-time availability required. Taking active sales listings is not permitted during employment in this role, though bringing client referrals to Bickerstaff Parham is welcomed and eligible for referral incentives.
